Kingsburg Property Management

If you were to look at the current state of the real estate market, you may believe that now is not the time to get your home listed onto the rental market. Instead, you may think that you should sell this and hope for the best. However, if you are hoping to get a long lasting investment, then putting your home onto the rental market is one of the best decisions that you can ever make.

Even if you are paying on the home, you will find that this is an investment that will pay off in the future. The key is that you do not want to go at this on your own. Kingsburg Property Management is here to handle this rental for you so that you do not have to become one of the horror stories that are heard about when it comes to owning rental property.

The Horror Stores of DIY

You have heard many people brag about how they were able to own their property and then put this onto the rental property themselves without professional help. They often talk about how easy this was. In these situations, a person may simply be lucky and they did get a tenant that is treating their home right and is just one of those honest tenants that is always on the good side of things. However, on the flip side, there are those horror stories of those who do this on their own.

They often talk about not getting their rent at all, that the home becomes trashed because the tenants just don’t care, and about how they have to get the law involved just to evict the person. These are the horror stories that often make many people reconsider owning rental property. When you work with Kingsburg Property Management, these horror stories are not going to be the experience that you have, because we are the professionals to handle whatever situation arises.

Our Services

So, what happens when you work with us? Basically, we are a full service property management firm meaning that we handle it all for you. You get to sit back and know that you have this investment in your back pocket. You are not going to have to be actively involved, you are going to simply let us handle it. We will make sure that the home is ready for the market, make suggestions on what you may want to change and even suggest what you should charge each month to the tenant.

We then advertise this for you to reach the best tenant, and use our tenant screening services for those who are applying to live here. The idea is to find the best person possible that is going to treat your home as his or her own. Once the person moves in, we then handle any issues, collect the rent each month and look out for the property. You will find that with Kingsburg Property Management, making this investment is a no brainer

Thorough Tenant Screening

Placing the right tenant is the single most important step in rental management. Our applicant screening includes income, rental history, employment, and eviction search to evaluate for potential delinquency issues. We verify identification, social security cards and pay stubs, along with contacting prior landlords for recommendations, keeping the delinquency rate to a minimum. Our thorough screening process for potential tenants has consistently kept our eviction rate at less than one percent.

Utopia also provides our owners with the optional “Utopia® Eviction Protection Program” for further peace of mind.  As a management company, we have many procedures in place to assist in the elimination of potential liabilities.
