Serving All of Valencia

Valencia is one of those areas that is up and coming in that it offers a lot to anyone who wants to live here. Those who already live here know that this is one area that you can truly feel at home. For whatever reason, those who own property here may be trying to decide how they should deal with their property. You could opt to sell this if you are upgrading to a bigger home in the area, but do you really want to put in the time that it takes to sell a home on the current market? The current market is full of homes for sale, so it could mean that you are spending more time waiting. Instead, why not put this home onto the rental market?

Why Having a Rental is a Great Option

When you are looking at all the options you have for a property that you no longer live in, there are a few. You could always sell this, but then you run the risk of this home being on the market for months on end while you still pay a mortgage. The other option is to put this home onto the rental market. At least with this option you are making money that will pay the mortgage and once this mortgage has been paid in full, this is income that you can take to the bank. For those who are serious about setting up an investment that is going to pay them in the future, then having a rental is one of the best ways to do this. After all, there will always be those who are looking to rent a home, especially in the Valencia area.

How We Can Help You

Are you ready to devote your time to being a proper landlord? Remember, while anyone can rent their home to the market, whether or not you are a great landlord will ensure that you have business for the years ahead. Those who do not believe that they have the time to devote to be a good landlord, will find it best to hire out to handle this. After all, bad landlords make a reputation that many people will learn about and not want to rent from them. Therefore, we recommend that you work with us. As a full service property management firm we know what it takes to be a great landlord, and we make sure that every property we manage, the tenant is well taken care of.

When we work with a client, we start with advertising their home, and then finding applicants who are interested in living in this Valencia home. From there, we handle all the applications, looking for the person that is going to be a great fit for your home. Afterwards, we are the attentive landlords that you need in place, while you do not have to raise a finger to help. We handle it all from collecting rent, to the lease agreements and so much more.

Thorough Tenant Screening

Placing the right tenant is the single most important step in rental management. Our applicant screening includes income, rental history, employment, and eviction search to evaluate for potential delinquency issues. We verify identification, social security cards and pay stubs, along with contacting prior landlords for recommendations, keeping the delinquency rate to a minimum. Our thorough screening process for potential tenants has consistently kept our eviction rate at less than one percent.

Utopia also provides our owners with the optional “Utopia® Eviction Protection Program” for further peace of mind.  As a management company, we have many procedures in place to assist in the elimination of potential liabilities.

  • Exceptional property protection options for owners.
  • Preparation, delivery, and execution of legal documentation for evictions.
  • Optional “Utopia Eviction Protection Program” for additional peace of mind.
