All Financials Tracked & Reported

Managing both expenses and income is all handled by our accounting department with use of your owner web portal. Tenants appreciate the ability to pay rent online, which also decreases delinquency.  All expenses and receipts are tracked online and available to you at any time. A monthly statement includes all financial activity and copies of the bills we paid on your behalf. Your December statement has all of your annual figures for tax purposes. The American city of Patterson is situated off Interstate 5 in Stanislaus County, California. The Modesto Metropolitan Statistical Area includes it, which is located 27 miles southeast of Tracy. The entire 6.0 square miles of the city is land, according to the United States Census Bureau. The city is situated 78 miles to the southeast of Oakland and 17 miles to the southwest of Modesto.

What is the average climate in Patterson?

Short, chilly, and rainy winters alternate with hot, arid summers in Patterson, California. The average annual temperature is between 40°F and 96°F, with only very infrequent extremes below 31°F or above 105°F. The hot season lasts for 3.5 months, from June 7 to September 22. With an average high temperature of 96°F, July is the hottest month. The cool season, on the other hand, lasts for 2.9 months, from November 22 to February 19, with December being the coldest with an average low of 40°F.

How is the transportation in Patterson?

State Route 33 and Interstate 5 are the two important roads in Patterson. Although the highway is not established in Stanislaus County, Patterson serves as the eastern terminus of State highway 130 according to state law. This route would pass directly through the Diablo Range as it headed west from the city toward the San Francisco Bay Area, according to a proposed motorway.
The Stanislaus Regional Transit Authority manages public transportation, including commuter service to the Dublin/Pleasanton station.

Are there any notable events in Patterson?

Yes, there are. The Apricot Fiesta, Patterson's biggest annual celebration, takes place throughout the first weekend in June. This three-day event begins with beauty pageants and has displays reflecting local history at the Patterson Museum (also known as the Center Building), art exhibitions at the Patterson Library, and art exhibitions. The celebrations include breathtaking fireworks displays and early-morning hot air balloon launches from the football stadium at Patterson High School.
