The larger saving is usually not on that bill at all. Getting a notice wrong is what
turns a two-month eviction into a five-month one, and the lost rent costs more than
the filing fees do.

The point of the program is that the process is not yours to run:
Serving the correct statutory notices, on the form the relevant city or state requires
Tracking the notice periods and just-cause requirements that apply to your property
Coordinating with legal counsel where the matter proceeds to court
Managing the case through to possession, and re-marketing the unit afterwards
One condition worth reading twice
The program applies to tenants Utopia placed. If you came to us with a tenant already living in the property, that tenancy is not covered — we did not screen them, so we do not underwrite them.
It is worth asking about at the point you hand a property over, because a tenancy that turns over later becomes eligible once we have placed the next tenant.
