Utopia has its own maintenance staff and uses vetted, licensed and insured vendors for specialist work. We coordinate maintenance requests as part of managing your property. When discussing a management agreement, ask how repair approvals and expenses will be handled for your building.
For a house or condo, our residential management service covers leasing and ongoing tenant needs. Owners of apartment buildings can discuss multifamily management, including vacancies and the upkeep of shared spaces.

Our base management rate is 8–10% of monthly rent. Volume discounts can bring the rate lower when you have more properties to manage. There are no leasing fees, lease renewal fees or setup fees.
Your proposal or management agreement sets out the fees before you sign. Ask for a quote for your property rather than assuming a rate from another building applies to yours.
