The forms and notices involved in managing a Seattle rental can add up quickly, and in many cases the consequence of using the wrong version is the loss of the remedy you were trying to exercise. A notice served on an outdated form can be unenforceable no matter how sound the underlying facts are.

So we link every form to the agency that issues it rather than hosting our own copies. Courts and the City revise these documents; a link follows the revision, a PDF sitting on our server does not. Everything below was checked on 19 August 2026.

What using the wrong form actually costs

The costs and fees associated with a defective notice add up quickly, and in many cases they are accompanied by the loss of the rent the notice was meant to recover. Unfortunately, even when serving a notice is the right call, it is never the easy option or the cheap one.

Cost: the runway. A Seattle rent increase notice that omits the city's required language is unenforceable, and the 180-day clock restarts from the corrected notice. An increase you meant to collect in August arrives in February instead — roughly six months of the difference, gone.

Cost: the remedy. A pay-or-vacate notice that does not follow the statutory form in RCW 59.18.057 can fail before the facts are ever reached, and the 14 days start again from a correct one.

Cost: the fees. Where a deposit is wrongfully withheld, RCW 59.18.280 exposes an owner to the amount withheld, up to twice the deposit in damages, and the tenant's attorney's fees — a sequence that usually begins with a missed 30-day deadline rather than a bad deduction.

Before you reach for the eviction forms

If a conflict arises or a lease is violated, it is generally worth attempting to resolve the issue directly with the tenant before starting legal proceedings. If it cannot be resolved, or the violation is extreme, an eviction may be the right answer — but it is never the easy one, or the cheap one.

Lost rent. Seattle rents run around $2,083 a month. Every month a unit sits in a disputed tenancy is a month earning nothing while the expenses continue.

Time and process. Washington is a just-cause state, so a tenancy can only be ended for an enumerated reason, each carrying its own notice period. The burden of proof rests on the landlord to produce documentation supporting the claim.

The reasons that do not qualify. A tenant cannot be removed as discrimination or retaliation — not for their race, religion, nationality, familial status, disability or sexual orientation, not for withholding rent where the property has genuinely fallen below habitability standards, and not for reporting unsafe conditions or organising with other tenants.

The full process of vacating a tenant, repairing any damage, marketing the unit and finding a replacement is by no means fast, and all of it is time spent earning no income from the property.

Where do I get official Washington eviction forms? +

From the Washington Courts forms index, published by the Administrative Office of the Courts. Always use the court's current version rather than a saved copy, because pattern forms are revised when the underlying statute changes.

Is there an official Washington lease agreement form? +

No. Washington does not issue a standard residential lease, which is why every lease you find online is a private drafting rather than an official document. What the state does set is the terms a lease may not contain and the disclosures it must carry, in RCW 59.18.

Do I have to use the statutory form for a pay-or-vacate notice? +

Yes. RCW 59.18.057 prescribes the form and its wording for a 14-day notice to pay rent or vacate, including the language directing tenants to legal resources. A notice that does not follow it risks being unenforceable.
