How to Take Professional Grade Real Estate Photos

For a rental listing, start with clear photos of the home’s layout and the features renters can use. Hire a photographer if the light is hard to work with or you cannot find time for a careful shoot. Otherwise, try the camera you have and check the results. Professional-grade real estate photos should give renters an honest view of the home.

Your goal is to help renters decide whether to arrange a showing. Clear photos are one part of marketing your rental property. You also need accurate details, a suitable asking rent and a way to reach you.

Choose between hiring a photographer and doing it yourself

Consider hiring help if bright windows leave rooms dark or narrow spaces are hard to frame. Blurred or stretched photos are another reason to ask for help. A photographer may also be useful when you need a consistent set across several rentals. Look at full galleries of similar homes rather than choosing from one dramatic cover shot.

DIY is worth trying if you have time to prepare the home, test the light and check each image. Start with the camera you already know. A phone, mirrorless camera or DSLR can be part of the workflow. A camera with swappable lenses is an option, not a requirement. Review a test set at full size and in a listing preview.

If the images clearly show the rooms without missing features or stretched proportions, you may already have a usable set. If they do not, ask for help with the specific problem rather than buying equipment at random. Neither route comes with a promised inquiry rate, leasing deadline or type of tenant.

Ask for a written quote with a clear scope

Send the photographer the property size, room list, access arrangements and your planned launch date. Include the garage, laundry area and any private or shared amenities. Ask for a written total based on that brief. Compare what each quote includes, not just the headline amount.

  • Agree which rooms and exterior views will be covered and how many finished images you will receive.
  • Specify edited files for the listing platforms you use, plus larger copies for your archive. Confirm file formats, image dimensions, delivery method and delivery date.
  • Ask what editing is included and how corrections to the delivered set will be handled.
  • Clarify charges for travel, extra images, twilight visits, cancellations and return visits. Ask whether staging or a floor plan is included or quoted separately.

Agree photo use in writing before the shoot. Ask the photographer to spell out the license or permission for rental websites, your property manager’s website, social posts and future listings. Include whether the manager can receive and upload the files and whether crops are allowed. Check whether you need to name the photographer and how long the agreed use lasts.

For an occupied home, arrange access and the photo plan with the resident. Agree how personal belongings will stay out of public images. Discuss photos of shared spaces with the person who manages them. These are planning steps; get qualified advice if you need help understanding the agreement.

Prepare the property before the camera comes out

The first step to photographing any property is preparing it. Finish the cleaning and planned repairs before the shoot. A photo should show the home renters will visit, including the appliances and amenities offered with it.

For a furnished rental, keep furniture and decor simple enough to show how each room works. Fresh towels in the bathroom or a vase on the dining table can be enough. Move toiletries, small appliances and loose belongings out of the frame. Avoid adding furniture that makes an unfurnished listing appear furnished.

Clean the windows, mirrors, floors and work surfaces with products suitable for those materials. Check reflections for personal items and the photographer. For more preparation and framing tips, read Real Estate Photography can be Tricky.

Test the light and keep the camera steady

Walk through the rooms before choosing a shooting time. Take a test image when daylight gives a clear view of the interior. Check both the room and the windows; if one looks readable and the other loses detail, try a different time or angle.

Nikon’s HDR guide explains why bright windows and dark interiors can be hard to capture in one exposure. Bracketing means taking several exposures of the same scene at different brightness levels. Blending them can retain detail across that range. This is different from joining several views into a panorama.

If your device offers HDR, test it and inspect the result. For separate exposures, use a steady tripod to keep the view consistent. If you do not know how to blend them, choose simpler light or ask a photographer to handle that room.

Check the colors as well as the brightness. Daylight and indoor bulbs can give different color casts. White balance is the camera setting used to compensate for the light’s color. Nikon’s white-balance guide explains the available settings and recommends checking the result. If walls look orange or blue compared with the room, review the lighting and setting before continuing.

For exterior shots, check when the entrance and building are clearly lit. A twilight image can be an extra view, but include daylight photos so renters can see the exterior and outdoor space. Choose the time from test shots rather than assuming dusk is always best.

Frame the room without stretching it

Try taking pictures from multiple angles to make sure you get the right shot. Usually you want to shoot either head-on or from one corner of the room. Start around chest height and adjust to show the useful features, with enough floor and ceiling to explain the space.

Keep the camera level. Nikon’s perspective-control guide explains how tilting the camera can make building lines converge. Use a grid or level if your device has one, and check door frames and wall corners.

A wide view can help explain a room, but avoid a setting or crop that exaggerates its size. If the widest view stretches furniture at the edges, use a less extreme view and a second shot. Photograph the laundry facilities, parking and other useful features as well as the main living spaces. Identify shared amenities in the listing text.

Edit for an accurate, readable result

Choose the clearest images first. Make modest adjustments to brightness, color and straightness, then compare them with the actual rooms. Keep walls and appliances their real colors. Heavy editing cannot rescue every poor exposure or awkward angle; retake the photo if the result still looks wrong.

Do not stretch rooms, remove defects or add a view or amenity that is not there. If you use virtual staging, label it clearly and include an unaltered view of the same room. Show what a renter can expect to find at a visit.

When uploading your real estate pictures, put them in the order that the renter would see them if they were touring the property. Start with a clear exterior or representative main-room image, then show the living areas, kitchen, bedrooms, bathrooms and amenities. Add another angle when it explains the layout; avoid filling the gallery with near-duplicates.

Check older photos before reusing them

Keep the original files, edited set, shoot date and written photo-use agreement together. Before a future listing, compare the gallery with the home again and check that the planned use fits the agreement.

Reshoot affected views after changes to paint, flooring, appliances, room layout, landscaping or available amenities. Replace photos that show furniture no longer included, an old view or a pool that will not be available. A changed room may need only new shots of that room; review the full gallery for consistency.

Marketing photos do not replace dated move-in or move-out condition records. Keep a separate record of the property’s actual condition at those times, including relevant details and close-ups. An older polished listing image does not show what was present at a later handover.
