Hiring a manager for a Vancouver rental is a complicated matter. It takes a solid understanding of what the local firms actually charge, and tracking of the fee stack underneath the headline rate, to be sure you have found a fair deal. We want to make sure you are well prepared before that first call. Here are the published numbers: monthly management in Vancouver, WA runs from a flat 8% of rent collected up to 12% on a premium tier, tenant placement from half of one month’s rent to a full month, and lease renewals from nothing at all to 50% of a month’s rent.

What Vancouver Managers Charge in 2026

Where a firm publishes no figure, the cell says so — and that is not for lack of looking, because five of the nine independent firms on that page put no price anywhere on their own websites.

The Monthly Management Fee

The purpose of the monthly fee is, of course, to buy back your time: rent collection, lease enforcement, the accounting and owner statements, and the bills tied to the property. With any Vancouver quote it is essential to work out what you would actually pay each month, rather than simply reading the percentage. Published rates here start at a flat 8% of rent collected and run up to 12% on a premium tier, with a 10% standard tier and an 8.9% full-service tier in between. One local firm attaches a $200 per unit monthly minimum to that 8.9% rate and a $270 minimum to its 12% tier, which means that below roughly $2,250 in rent it is the minimum, and not the percentage, that governs your bill.

One of the most important parts of comparing these rates is determining which services are included or excluded. Ask whether the fee runs on collected or on scheduled rent — one firm here publishes its 8% explicitly on a no rent collected, no management fee basis, and our own Vancouver office charges nothing at all while a property sits vacant.

The Tenant Placement (Leasing) Fee

Placing a tenant in Vancouver can mean paying anything from half of one month’s rent under a full-service plan, to a full month’s rent on a lease-only product. From the photographs and the syndication, to the showings and the screening of every applicant, the right leasing work will fill the home faster and keep it filled longer. Before you compare those percentages, though, consider the floor underneath them: one Vancouver firm sells placement as a standalone product at one month’s rent with a $1,000 minimum, so on a modest unit the minimum is what decides your bill.

Some owners will do better buying leasing on its own, while others will find it more prudent to fold placement into a full-service plan, where the same fee is halved — or, on a property under full management with us, waived. The real cost here is never the placement fee. It is the month of rent you do not collect while the home sits empty.

Renewal, Setup, and Maintenance Fees

Alas, no fee schedule ends at the headline rate. Lease renewals in this market run from $0, where one firm covers the rent evaluation, the negotiation and the documents inside the monthly fee, up to 50% of one month’s rent at another. Setup is either $0 or $250, depending on who you ask. Second, and much easier to miss, is everything billed by the year or by the visit: one local firm publishes $150 a year for technology and admin and an annual property survey at $495 on full service or $195 on premium, while another charges $125 per inspection plus $150 for a marketing package.

However, I would price out the vacancy line before anything else, because one firm here bills $150 a month for marketing while the unit sits empty — the exact opposite of not being billed at all while it is empty. At the other end of the same market, one firm publishes explicit zeros: $0 vacancy fee, $0 maintenance markup and $0 inspection upcharge. Unfortunately none of this sits on the first page of a proposal, so ask for it early.

What Washington’s Rules Add to the Cost

The Washington Department of Commerce set the 2026 rent cap at 9.683%, and Chapter 5.08 of the Vancouver Municipal Code took effect on January 1, 2026. Registration under that chapter runs $30 per rental unit per calendar year, payable in advance by January 1, on top of a City of Vancouver business license under Chapter 5.04. An owner who misses the February 15 deadline picks up late penalties and interest. One qualifier saves real money: the chapter applies inside the city limits only, so a Vancouver address in Felida, Salmon Creek, Hazel Dell or much of Orchards is unincorporated Clark County and outside the programme entirely.

Should you be raising the rent this year, here are the numbers to hold on to. RCW 59.18.700 limits an increase in any twelve-month period to seven percentage points plus the consumer price index, or ten percent, whichever is less — 9.683% for 2026 — and RCW 59.18.140 requires 90 days’ written notice on the statutory form in RCW 59.18.720. The cap counts every recurring charge for the use of the unit, so pet rent, parking, flat utility billbacks and amenity packages all sit inside the same ceiling. If your management agreement does not already state who files the Chapter 5.08 registration each January, it is best to assume that you, the owner, do.

Flat Fee or Percentage?

The quotes are in and you are scrambling to line them up against one another. I know what you are thinking — a flat 8% and a 12% premium tier cannot possibly be buying the same thing, and they are not. Although the lowest percentage will most likely look like the winner on your page, it is still very important that you check for a monthly minimum sitting under it, because a $200 per unit floor turns an 8.9% quote into something close to a flat rate on anything renting below roughly $2,250. On a Waterfront unit renting at $2,200 to $4,000 a month the percentage is what governs; below that threshold, the minimum may well be what you actually pay.

Keeping the Cost Down

For the purpose of comparing firms, the four columns above are deliberately narrow. It is essential to get as many of the remaining line items as possible onto the page before you sign anything. Here are the ones Vancouver owners most often forget to ask about:

1. A per-unit monthly minimum — $200 and $270 at one firm here

2. The setup or onboarding fee, either $0 or $250 in this market

3. An annual technology and admin charge, published at $150 a year by one firm

4. Vacancy marketing at $150 a month, a $150 marketing package, or $125 per inspection

5. Whether the percentage runs on collected rent or on scheduled rent
