All Financials Tracked & Reported

Managing both expenses and income is all handled by our accounting department with use of your owner web portal. Tenants appreciate the ability to pay rent online, which also decreases delinquency.  All expenses and receipts are tracked online and available to you at any time. A monthly statement includes all financial activity and copies of the bills we paid on your behalf. Your December statement has all of your annual figures for tax purposes. California's Orange County is home to the American city of Lake Forest. At the northeasternmost point of the Saddleback Valley, amid the foothills of the Santa Ana Mountains, is Lake Forest. It is situated in South Orange County's northern region. Lake Forest's boundaries are as follows: Mission Viejo to the southeast; Trabuco Canyon and Silverado Canyon to the east; Irvine to the west and northwest; Laguna Hills and Laguna Woods to the southwest; and Limestone Canyon Regional Park to the north. The city is 17.9 square miles in total size, according to the US Census Bureau. Its land area is 17.8 square miles, while its water area is 0.1 square miles, or 0.48%.

The year-round temperatures in Lake Forest, California, range from 47°F to 83°F. The region is known for its warm, dry summers and long, chilly winters. August is the hottest month with an average high temperature of 82°F. The warm season runs from July 1 to September 30. Average daily highs during this time are over 79°F. December is the coldest month of the year, with an average low temperature of 48°F and a high temperature of 66°F. The cool season, which runs from November 26 to March 21, with average daily highs below 69°F.

Among the many recreational opportunities available in Lake Forest is the large Lake Forest Sports Park and Recreation Center, which opened its doors in 2014. One of Orange County's largest parks, measuring 86.2 acres, has a recreation center with classrooms, activity rooms, and a gymnasium. The center offers a range of leisure and educational activities. In addition, Lake Forest is home to two county parks: Heritage Hill Historical Park and Museum, which houses some of Orange County's oldest buildings, and Whiting Ranch Wilderness Park, which is located in the eastern portion of the city. Notably, etnies Skatepark offers skating fans a lively recreational area spanning over 40,000 square feet, making it the largest public skatepark in the city.

How is the transportation in Lake Forest?

Due to its proximity to Laguna Hills along Interstate 5, Lake Forest enjoys a highly integrated transportation network. El Toro Road (Highway S18) and Lake Forest Drive are the city's two I-5 interchanges. The Foothill Ranch subdivision is served by three interchanges along California State Route 241: Alton Parkway, Lake Forest Drive (a partial interchange), and Portola Parkway. El Toro Road, County Route S18, is a 10.5-mile long stretch that runs through the center of the city and intersects with important locations such as Portola Hills. The northeast boundary is El Toro Road, which becomes Santiago Canyon Road near Live Oak Canyon Road. After going over the mountains, it becomes Chapman Avenue in northern Orange County.
