Home inspections are an important responsibility in property management. These regular walkthroughs allow you to get a look at the property both before the tenant moves in and after they move out to ensure the property is left in the same state it was found upon move-in. This is also the time when you can discern any maintenance or repairs that need to be done before turnover. While an annual inspection is absolutely necessary, some property management companies schedule visits or check-ins every 6 months to ensure the home is being cared for. Whatever you decide, having a comprehensive list of items to look out for can help you or your property management company conduct a thorough and consistent walk-through for both single-family and multifamily homes.
General Home Inspection Checklist
- Examine walls, floors, and ceilings for any marks and scratches.
- Be sure that all doors and windows open and close without any struggle and are free of any damage. This includes window screens, making sure they are free of tears and do not need to be replaced.
- Examine HVAC systems to make sure heating, air conditioning, and ventilation are all up to standard.
- Check all light switches and fixtures throughout the home and have an electrician repair any issues.
- Have a plumber check out the home’s plumbing to ensure there are no clogs or pipe damage.
- Check every smoke detector and alarm installed throughout the home to make sure they work properly and have fresh batteries.
- Check and replace any fire extinguishers provided.
- Check around every water source for any sign of leaks, water damage, or mold.
- Check for any signs of pests and have your pest control professional come out to spray inside and outside.
Indoor Inspection Checklist
- Make sure that all appliances work as intended.
- Check every cabinet and drawer to ensure that they function properly and are free of any damage (bathrooms and kitchen).
- Ensure the garbage disposal works properly.
- Check out all faucets throughout the house to make sure they work, and ensure no clogs by watching that the water drains properly.
- Make sure that each ceiling fan functions properly.
- Examine window blinds to make sure they function properly and are free of any damage to panels.
- If your rental comes furnished, take note of the state of each item to ensure there is no damage.
Outdoor Inspection Checklist
- If applicable, make sure that garage doors close and lock properly.
- Check patios, decks, or porches for chips or damage that may need to be repaired.
- Check on outdoor lighting/ floodlights to make sure they work properly and change out bulbs if need be.
- If you own a multifamily rental, be sure that the mailbox lock and key work as intended.
