Glendale owners need to compare both the building size and the work included in a management quote. RentalHouse publishes several unit-count and service tiers; Utopia gives a typical 8% to 10% management range. The other five managers in this comparison need verified price proposals. These are not interchangeable full-service packages or a citywide average.

Monthly Management Fees

RentalHouse’s one- to four-unit prices are Stability 2.9%, Leverage 3.9%, Compass 4.9%, and Freedom 6.9%. For five to eight units, the same tiers are 1.9%, 2.9%, 3.9%, and 5.9%. Its nine-plus-unit and qualifying 25-plus-unit portfolio schedule lists 0.9%, 1.9%, 2.9%, and 4.9%. All three schedules checked September 28, 2026.

Do not read the lowest percentage as the price of every service. Stability covers maintenance requests, accounting and rent collection. Leverage adds preventive upkeep and inspections. Compass adds tenant relations and renewal work. Freedom adds leasing and turnover management. Utopia’s typical 8% to 10% range needs its own property-specific scope and quote.

Current property-specific proposals are needed for Glendale Property Managers, LBPM, David N. Schultz, Rossmoyne and Glen West before assigning their monthly costs in this comparison. Do not fill a missing quote with Glendale Property Managers’ generic industry article, LBPM’s commercial portfolio figure, or a free consultation.

Leasing, Renewal, and Setup Charges

RentalHouse’s owner FAQ clarifies that it collects a half-month leasing fee even on Freedom, then credits that payment toward future management fees. It is not zero cash due at leasing. The FAQ says fees are usually due at lease signing but describes possible advance-payment exceptions; confirm the terms and treatment of any unused credit. Utopia and the other managers need verified property-specific placement and renewal quotes.

The same FAQ says RentalHouse does not upcharge repairs. For ongoing management, it requires per-item expenditure approval up to the greater of $600 or $200 per unit per property, with emergency exceptions. Its owner reserve is separately the greater of $1,200 or $300 per unit per property. The reserve is owner money for expenses, not another service fee. It lists no reserve for a la carte lease-only service and describes management agreements as month-to-month. These are company-published terms, checked September 28, 2026; review the agreement offered for your property.

Ask whether a placement charge applies when a manager takes over an occupied home, whether it returns after every vacancy, and whether renewal is a flat amount or a percentage. Ask for inspection, maintenance coordination, and cancellation terms too. A monthly percentage does not answer those questions.

Rossmoyne’s owner-services page explicitly says fees are available upon request and offers management and leasing individually or together. It advertises vendor recommendation, coordination and supervision without an owner overhead fee, plus no additional court-appearance charge; legal fees remain the owner’s responsibility. Glen West’s service page offers a free quote, not a zero-price service plan. Its descriptions of frequent property walks, emergency dispatch and financial reporting do not specify their individual charges. Likewise, the owner-portal overview mentions contributions for expenses and reserves without setting a required balance. Ask for the actual fee schedule and any reserve requirement. Glendale Property Managers’ no-invoice-markup statement does not make vendor work or management free, and its tenant-replacement promise has conditions that need the agreement. LBPM’s 24/7 repair-response and frequent-inspection descriptions likewise provide no repair approval limit, reserve, markup, or inspection price. Ask both firms to set those terms beside the recurring and leasing fees.

California and Glendale Rules That Affect Management Costs

For a covered rental, Civil Code section 1947.12 limits increases in a 12-month period to 5% plus the applicable cost-of-living change, or 10%, whichever is lower. It also limits a covered increase to no more than two increments in that period. Civil Code section 1946.2 governs just cause and no-fault termination obligations for covered rentals.

Civil Code section 1950.5 generally caps security at one month’s rent, provides a limited small-landlord exception, and requires deposit accounting within 21 calendar days after move-out. It also requires photographs in the circumstances described by the statute. The City of Glendale Rental Rights Program is the local starting point for program questions.
