The $250 monthly ZipGuarantee bundle includes unlimited placement and renewals. Ask which plan is available to a first-time owner and confirm the rental type; the FAQ’s selected vacation-rental markets do not establish Palm Desert short-term coverage. The FAQ lists $750 for vetting and lease generation if you find the tenant, and says there is no maintenance fee. Its linked Online Terms, dated April 5, 2025, permit vendor referral compensation, include a conditional $25 monthly insurance-certificate charge, and generally require 30 days’ written notice to end management. Its All-Inclusive card says $240 flat but does not explicitly state the billing interval; confirm the agreement before treating that as a monthly price. Utopia gives a typical 8% to 10% Palm Desert range. Bright Path and Ziprent publish their separate flat-rate plans.
These are not identical service packages. Coachella Valley Property Management also lists portfolio plans, and each flat-fee plan has its own scope. All County Desert’s local site directs owners to a property-specific proposal. Request the current rate and all additional charges rather than substituting an industry estimate.
Leasing, Renewal, and Other Charges
Hayes: the management page confirms 7% of monthly gross rent, or 6% for two or more properties, with no separate placement, re-letting, advertising, vacancy, listing or maintenance-contractor coordination fee advertised. Its About page also advertises no upfront costs and payment starting once a qualified tenant is paying rent. Neither the broad inclusive wording nor a free inspection description establishes free contractor labor or materials. Coachella Valley Property Management lists 50% of one month of rent for Standard/Premium placement, $595 on All-Inclusive, $195 renewal on those plans, and $0 placement/renewal on Seasonal. Ziprent Standard lists $1,500 placement and $250 renewal; ZipGuarantee includes both. Hayes advertises an inclusive management fee. Bright Path’s additional charges are detailed below; its renewal amount still needs a quote.
Bright Path: the rendered pricing page lists Standard $99, Plus $199 and Shield $228 monthly. The Palm Desert page specifies the $99 starting price per unit; confirm billing across units for the other plans. Plus advertises protection benefits and tax-document preparation; Shield adds quarterly inspections. Placement is separately $1,200. Rent Ready coordination is separately $299 per turnover, with vendor invoices paid at their actual cost under the pricing description. The optional Landlord Protection add-on is advertised at $99 monthly; obtain the actual coverage documents and exclusions, not just the marketing limits.
The page advertises no vendor markups, while its online terms permit vendor referral compensation and describe conditional charges. Those terms reference another hostname and a Washington entity; their applicability to the Palm Desert agreement has not been established here. Utopia and All County Desert do not publish comparable Palm Desert placement and renewal amounts. Ask whether a placement charge applies when a manager takes over an occupied home, whether a fee returns after each vacancy, and what inspection, maintenance, or cancellation charges may be separate. A monthly percentage does not answer those questions.
Coachella Valley plan limits: its rendered cards exclude tenant replacement, eviction support, home-warranty dispatch and accounting/bill pay from Standard. Premium and All-Inclusive add those services but still exclude check-in/out and cleaning coordination. Seasonal includes those two coordination services at 14.9% of monthly rent with $0 placement and renewal; cleaning bills and repairs are not thereby free. The 6.5% Small and 5.9% Large portfolio rates require confirmation of qualifying sizes and their placement/renewal terms.
The onboarding page and linked checklist specify a $400 maintenance reserve. That is owner money for expenses, not a setup fee. Blank setup and marketing fields do not prove zero fees. California Rules That Affect Management Costs
For a covered rental, Civil Code section 1947.12 limits increases in a 12-month period to 5% plus the applicable cost-of-living change, or 10%, whichever is lower. It also limits a covered increase to no more than two increments in that period. Civil Code section 1946.2 governs just cause and no-fault termination obligations for covered rentals.
Civil Code section 1950.5 generally caps security at one month’s rent, provides a limited small-landlord exception, and requires deposit accounting within 21 calendar days after move-out. It also requires photographs in the circumstances described by the statute. Confirm the statute applies to the property before serving a notice or making a deduction.
