123Rent lists a leasing fee of 50% of the first month’s rent with management, or 100% without management, subject to a $795 minimum. Nomad lists $0 DIY placement, $900 resident-led lockbox tours, or $1,500 agent-led tours where available, plus $99 one-time onboarding covering the first 60-day marketing window. DIY leaves renter messages and showings with the owner. Utopia’s placement and renewal amounts need a property-specific quote, as do the unpriced services from the other local managers.
123Rent’s percentage applies to rent actually collected, not the advertised rent. Its fee schedule and owner FAQ, checked September 29, 2026, separate full-management leasing from placement-only service. Renewal, onboarding, and inspection prices are not separately itemized. Vendor invoices, court or eviction expenses, and HOA charges can still apply; the month-to-month agreement calls for 30-day cancellation notice.
Ask whether a placement charge applies when a manager takes over an occupied home, whether it returns after each vacancy, and whether renewal is a flat amount or a percentage. Ask for inspection, maintenance coordination, and cancellation terms too. A monthly percentage does not answer those questions.
Nomad’s inspection guide lists free self-led move-in/out checks, third-party move-in, move-out or rent-ready inspections at $125 each, a $115 renewal inspection, a $100 occupancy check and a $50 storm check. Confirm availability for the home. The $115 buys an inspection, not lease-renewal paperwork. Its renewal guide and linked checklist leave renewal discussions with the owner and do not state a separate renewal fee. These sources were checked September 29, 2026.
Before prepaying Nomad’s platform fee, get the refund and exit provisions in writing. Its cancellation FAQ, checked September 29, 2026, describes a possible early-termination charge for certain non-subscription services. It does not establish a universal cancellation price or explain every prepaid-plan refund.
PMI Antelope Valley’s local owner FAQ, checked September 29, 2026, identifies a utility-setup charge without an amount and requires extra reserve funds for utility deposits and fees. Those are separate budget lines. The same FAQ recommends occupied-property evaluations at least every six months and says repairs above the agreed reserve trigger owner notification before approval. Ask the Lancaster office to price the visits, utility setup and ongoing service; another PMI franchise’s package does not establish this office’s fee.
RPM Traditions’ local pricing page offers full management and placement-only service but asks owners to contact the office for prices. Its owner FAQ says repairs under $300 can be authorized without advance owner approval and repairs over $300 require approval, except emergencies and habitability issues. That $300 is an approval reference, not a repair fee or reserve quote. Confirm the exact-$300 boundary, vendor charges and any coordination markup. Both pages were checked September 29, 2026.
Doug Anderson’s owner FAQ, checked September 29, 2026, uses a different repair reference: non-cosmetic work under $250 can proceed without prior notice, with approval requested above $250; health and safety problems receive immediate attention and owner contact. Confirm the exact-$250 case and coordination charges in the agreement. Utilities generally stay in the owner’s name before occupancy, so vacancy budgeting needs more than the still-to-be-quoted management fee. Its services page describes four inspection types but does not price them individually.
California Rules That Affect Management Costs
For a covered rental, Civil Code section 1947.12 limits increases in a 12-month period to 5% plus the applicable cost-of-living change, or 10%, whichever is lower. It also limits a covered increase to no more than two increments in that period. Civil Code section 1946.2 governs just cause and no-fault termination obligations for covered rentals.
Civil Code section 1950.5 generally caps security at one month’s rent, provides a limited small-landlord exception, and requires deposit accounting within 21 calendar days after move-out. It also requires photographs in the circumstances described by the statute. Ask the manager who owns the notice and records process, and confirm the statute applies to the property before acting.
