WSR’s owner FAQ describes quarterly drive-bys, annual interiors and move-in/out inspections, while its maintenance page identifies both in-house technicians and outside vendors. Rentix’s rendered grid: its pricing page shows 6.9% for houses/condos/two-to-four units with a $210 minimum, or 5.9% for five-to-15-unit multifamily with a $179 per-unit minimum. New leasing is 49% of first-month rent with a $1,500 tooltip minimum; ask how longer-term proration works. Annual photo visits are $99 in both tiers; renewal is $249 or $199 respectively. Non-California tax-compliance administration is $50/quarter, not the actual tax. Short introductory offers and conditional protection benefits are not substitutes for the base agreement. 21 Century’s public flyer: its pricing page directly links a five-page February 2026 PDF. Bronze/Silver/Gold for one-to-four units list 6.5%/8%/9.5% management and 50%/50%/45% placement. VIP is $475/month for homes renting at $5,000+ and 40% placement; five-to-20-unit multifamily is 6.5% and 40% placement. Standalone leasing is 75% of one month, not recurring management. Renewal is $350 Leasing/Bronze, $199 Silver, and included as marked for Gold/VIP/Multifamily.
The same matrix lists annual inspections at $199 Bronze/$99 Silver, make-ready coordination at $499 on most columns, and required owner-benefit charges starting at $14.99 monthly per unit on Bronze/Silver. Higher plans include specified benefits; upgrades have their own prices. The PDF says benefit fees continue during vacancy and that protections have qualification, claim and termination conditions. Some benefit naming varies between Pro/Plus. Confirm the selected agreement, and do not mistake tax-handling or eviction-coordination service charges for actual tax/legal costs. Mesa’s Full Service/Premium columns separately identify $200/year FTB-filing service for out-of-state owners, $200 insurance-claim oversight and $10 monthly utility bill payment; Premium marks these included. Both retain $250 occupied-tenant setup and a 10% initial-rehab markup. Its FAQ requires a separate $500 owner reserve, allows a management charge during rehab vacancy, and describes 30-day written termination notice. The Corona page and fee page show different $2,000/$3,000 eviction limits; optional paid protection is another product, not automatic coverage. Mesa Properties publishes 6% to 8% of collected rent with a $120 monthly minimum. Management One publishes 8% of monthly rent with a $195 minimum. Utopia gives a typical Corona range of 8% to 10%. These are not identical service packages, so none should be treated as a market average.
21 Century’s matrix and Rentix’s grid must be read with their extra charges, minimums and eligibility conditions. Signature and WSR still need current numerical proposals for this comparison; no industry averages fill those gaps.
Leasing, Renewal, and Inspection Charges
Management One lists $795 placement, $195 renewal and $125 annual inspection, with visit scope to confirm. Mesa lists $975 placement, $225 Full Service renewal and $100 Full Service on-site inspection; its Premium plan includes renewal and inspection work. Obtain the selected plan and any other charges in writing.
Ask whether a placement charge applies when a manager takes over an occupied home, whether it returns after each vacancy, and whether renewal is a flat amount or a percentage. Those answers can change the first-year cost more than a point on the management fee.
What California Rules Add to the Management Job
For covered properties, Civil Code section 1947.12 limits annual rent increases to 5% plus the applicable regional cost-of-living change, or 10%, whichever is lower. Civil Code section 1946.2 can require just cause after a qualifying tenancy. Civil Code section 1950.5 generally caps deposits at one month of rent and requires the remaining deposit and an itemized accounting within 21 calendar days after move-out. These rules have exemptions and detailed conditions, so treat the statutes as the starting point for a live notice or deduction.
