How Much Does Property Management Cost in Westlake Village? (2026)

As you evaluate the rates and services of a Westlake Village property manager, it is important to understand all of the fees that may or may not be charged. There is a lot of variance in how agreements are structured. You should be armed with the knowledge to ask about possible fees and understand the reason for each one. The monthly management percentage, any setup charge, and the leasing fee will usually be the first items you compare. They are not the whole budget.

The published prices—and a source conflict worth knowing about

Utopia publishes a typical management range of 8% to 10%. Belong’s current Standard pricing is 5.9% of collected rent plus 59% of the first month’s rent for placement. Premium is 8% with a $279 monthly minimum, plus 60% placement with a $1,850 minimum. These are company terms, not a Westlake Village average or an estimate of what Vibe, Kenneth, Oakwood, or Paradise will charge.

Belong’s local comparison table needs to be read in a browser: its own numeric prices load separately from the neighboring “Property Managers” column. The 8–12%, one-month placement, and $200–$1,000 renewal figures in that neighboring column are not Belong’s prices. Its September 12, 2026 article confirms the Standard and Premium rates above.

There is still a renewal discrepancy. The rendered local table shows 20%, without a clear calculation base, while the article says no renewal fee. Ask Belong to resolve that in the offer for your home. We have not assumed either figure in the example below. Both sources were checked September 28, 2026.

The table uses the same company records as our Westlake Village property management comparison. A missing verified price is a question for the proposal, not permission to substitute another company’s rate.

Paradise Property Management: its Westlake Village page says it customizes management packages and offers a free rental-pricing analysis. It describes screening, inspections, in-house repair work, and move-in/move-out work, but publishes no management percentage, placement fee, renewal fee, setup cost, inspection charge, maintenance markup, reserve, or cancellation term. A worked example for a $4,500 rental

This is a hypothetical monthly rent, not a claim about the local market. Assume a tenant pays $4,500 for each of 12 months and the manager places that tenant once. At Utopia’s published 8% to 10% range, management alone would be $360 to $450 monthly, or $4,320 to $5,400 annually. Placement and other quoted charges would be additional.

For Belong Standard, $4,500 × 5.9% is $265.50 a month. Twelve months total $3,186. One placement at 59% adds $2,655, bringing those two charges to $5,841. Premium would be $360 monthly and $2,700 for placement, or $7,020 for those two charges; the listed minimums do not increase either amount at this example rent.

Neither subtotal includes repairs, association dues, assessments, any renewal charge, or other costs in the chosen contract. A vacancy would also change the cash flow. This is a way to check a proposal’s arithmetic, not a complete-cost ranking.

Know what happens at the next vacancy

Leasing fees compensate property management companies for the costs associated with finding tenants to fill properties—including marketing and advertising services, property showings, and the company’s general time and effort. Find out which services your Westlake proposal covers and whether payment is due at lease signing or move-in.

While some property managers charge only for brand-new tenants, others also charge a renewal fee when they draw up paperwork to renew a lease. Ask about that before the first renewal arrives. If your Westlake home already has a resident, ask a different question: what work is needed to transfer the lease, deposit ledger, photographs, and open repairs? A new-placement price may not describe an occupied takeover.

Vibe’s pricing section calls for a tailored quote. Its local FAQ includes leasing, periodic inspections and renewals in the stated standard scope, with eviction support, court appearances and major renovation oversight listed as add-ons. Neither page provides numeric owner rates. Get the separate billing terms before treating a listed service as included at no extra charge. Both pages were checked September 29, 2026.

Paradise’s local page similarly describes tenant screening and move-in work, but provides neither a placement price nor its timing. Its property inspection plan and in-house maintenance description do not state whether a separate inspection charge, repair markup, reserve, or approval limit applies. Put those terms in the proposal instead of assuming they are covered by the customized package.

Who can approve a repair?

First and foremost, you and your property management team need to come to an agreement on who can approve what when it comes to performing maintenance and repairs. Is each repair a pre-defined amount? Or will the team contact you with an estimate for approval? Their policy may state that they will contact you if an expense surpasses a pre-determined figure. Write the actual approval limit into the agreement for your home.

Also, make sure you both understand what should be done in emergency maintenance situations. Create an understanding of what qualifies as an emergency and what the team should do in the event they cannot reach you.

While some property management companies have their own maintenance teams, other companies prefer to contract maintenance services to a list of trusted professionals. However, as long as you confirm a reasonable price and quality services, either option should work for your property. Ask questions around these topics to make sure you understand and agree to the property management team’s maintenance policy and process:

  • Included services and separately billed work
  • Bill rates per hour or per job
  • Minimum billing time
  • Emergency maintenance arrangements and billing
  • Who handles a shared exterior repair with the HOA

An owner’s reserve is money held for expenses. It is not automatically a fee earned by the manager. Ask how you will see the balance and any replenishment request on your statement.

Kenneth Management Group’s owner services page specifies quarterly inspections, but does not price each visit or state its contracted scope. The public owner overview describes contributions for emergency repairs, renovations and reserves. Neither establishes a management percentage or a reserve amount. Ask Kenneth to separate those expense funds from management, placement, renewal and setup charges in the proposal. Both sources were checked September 29, 2026.

Oakwood’s management services describe periodic inspections, move-in documentation, move-out checks, renovation work and 24-hour on-call availability. Its linked tenant FAQ says many repairs need owner permission, but does not supply an approval amount or owner coordination price. Resident service-call charges are a different subject. Request the owner fee schedule and repair authority in writing; the free rental analysis does not establish free setup. These sources were checked September 29, 2026.

Association bills are not the management fee

Outside of collecting rent and managing tenant-landlord relationships, there are also bills to be paid for your property itself. Owner payments such as your property’s mortgage, Homeowner’s Association dues, and homeowner’s insurance are a few on the list. Some property managers charge a fee for making payments that fall under the owner’s responsibility, while other property managers do not even offer this service.

The City says its neighborhoods have HOAs except Southridge Trails. Its landscaping district also has citywide arterial maintenance and separate First Neighborhood, Lakeshore, and Three Springs zones. Do not mistake an HOA bill, a public assessment, and a manager’s fee for three names for the same expense. Check the current documents for your parcel; this guide does not quote an assessment or association-dues amount.

The address changes which rules you check

The incorporated City of Westlake Village is in Los Angeles County. The Westlake section of Thousand Oaks is in Ventura County. Confirm the jurisdiction before anyone uses a rent-increase worksheet or assumes that a county rule applies.

Civil Code 1947.12 governs the state rent cap for covered units. LA County DCBA lists 8.7% for covered Los Angeles metro units from August 1, 2026. That is not the county’s separate unincorporated-area cap, nor a Ventura County calculation. Exemptions, prior increases, lease terms, and any other applicable restrictions need review. Section 827 separately governs notice timing.

Ending a management contract does not end a tenancy. Section 1946.2 sets just-cause requirements and qualifying no-fault relocation obligations. Section 1950.5 covers deposit limits, photographs, refund instructions, and the general 21-day accounting deadline. Ask who keeps those records if you switch managers.

Before a new or renewed lease, check the appliance list too. Section 1941.1 adds stove and refrigerator standards for leases entered into, amended, or extended from January 1, 2026, with specified exceptions. An advertised low management fee does not remove an owner’s repair or habitability obligations.

Get the exclusions on paper

It is also worth making sure that services not included in the agreement are listed as extra duties, with their billing terms. Knowing what is excluded is as useful as knowing what is included. Ask about association hearings, insurance claims, major renovation oversight, and the final handover if you leave the company.
