For larger-lot and lakeside homes, compare Grant Line Road, Sheldon and Laguna West-Lakeside in Elk Grove. Look at usable land, the systems you maintain and access to parks or private lakes. The right choice depends on the home and your budget.
If you are looking for Elk Grove’s wealthiest suburbs, keep this in mind. These are parts of Elk Grove and its nearby area, not three separate towns outside the city. Home prices do not tell you how much wealth people hold. We compare local settings and dated home prices here. We do not rank the areas from richest to poorest.

What the 2026 housing figures can tell you
A useful price comparison uses the same source, period and measure. A median sold price is the middle price in a set of home sales. A median listing price is the middle asking price. Neither tells you the net worth of the people who live there. A few large homes can shift that middle figure. That does not mean every home in the area is worth more.
Realtor.com labels these market summaries September 2026. Its charts say they show past data through August 2026. The table uses the September-labelled summaries, not the charts. The Elk Grove row covers the whole city. Laguna West and Lakeside have their own rows.
| Market-summary area | Median sold price | Median listing price |
|---|---|---|
| Elk Grove citywide | $630,000 | $639,900 |
| Laguna West | $600,000 | $639,500 |
| Lakeside | $668,500 | $780,000 |
Lakeside’s reported median sold price was above Elk Grove’s citywide figure. Laguna West’s was below it. A single price for both would hide that gap. We did not find matching price data for the Grant Line corridor and rural Sheldon as scoped here. We leave those medians out rather than guess.
Use these figures as starting context for your search. Before making an offer, compare recent closed sales with similar house size, lot size, condition and location. A citywide median mixes properties that may have little in common with the home you want.
Grant Line Road: define the stretch before comparing homes
Grant Line Road is a road corridor. Ask for the exact address when a listing says a home is near it. This profile uses the eastern Elk Grove Triangle as a point of reference. The city’s January 2019 planning packet places it between Bond Road, Bradshaw Road and Grant Line Road. This older document helps map the area. It does not tell you today’s rules for building there.
The packet describes larger rural lots and later plans to split up land. That history helps explain why each parcel needs its own review. Check how much land you can use for your plans and where the house sits. Look at whether the yard faces a main road. Do not assume homes along the road all offer the same space.
Road frontage deserves its own visit. Walk the yard during the hours you would normally use it, check the entrance, and drive your usual route. A house set back from the road and a house beside a busy intersection can offer different day-to-day experiences despite sharing a neighborhood label.
For recreation, check destinations against the exact address. Cosumnes Community Services District lists the 24-acre Derr-Okamoto Park at 9550 Mainline Drive. Its amenities include a skate park, basketball and a lighted soccer field. Emerald Lakes Golf Course is at 10651 East Stockton Boulevard. Map these Elk Grove destinations into your search and check the route from the home you want.
If you plan to rent out a home here, describe its actual features in the listing. Lot size, parking, outdoor upkeep and access are more useful than calling it an exclusive estate. Utopia’s homes and condos management services explain the work involved once a property becomes a rental.
Sheldon: rural space comes with property-specific upkeep
For Sheldon, we focus on rural homes around Sheldon Road and Bradshaw Road. A project may have Sheldon in its name without offering a large parcel. Check the map, lot and services before you compare it with another home.
The city’s January 14, 2026 Sheldon Meadows staff report shows one example. It places the project at 8690 Bradshaw Road, north of Sheldon Road. The site is in the Elk Grove Rural Area Community Plan. The proposal would split about 14.50 acres into seven lots. The report says rural homes surround the site.
The same report lists private wells, septic systems and propane for the proposed properties. Those details concern this project; they are not a claim that every Sheldon home uses those systems. They do show why a home search here should include the utility setup as well as the floor plan. The packet is a proposal record, not proof that seven new homes are complete or available.
If the property you are considering has a well or septic system, request its records and professional inspections. For a shared private road, obtain the maintenance agreement and current costs. Ask who looks after drainage areas and fences. A larger parcel can give you more outdoor space, but your budget needs to include the parts you will maintain.
For a rental, agree on who will do that upkeep before you list the home. Get advice on the lease for that address. Describe the yard and outdoor space clearly. Our Elk Grove property management cost guide can help you compare fees. Check for charges beyond the monthly fee when you review each firm’s proposal.
Laguna West-Lakeside: separate the lakes, parks and prices
Laguna West-Lakeside is a west-side search label. Keep the two parts separate when you compare prices. Realtor.com reports them on their own pages. The park district also has two benefit zones: West Laguna and Lakeside. Each has its own parks and a privately owned and maintained lake.
Cosumnes CSD lists seven parks in West Laguna. Together they cover 39 acres. It also lists 23 acres of streetscapes and trails. The parks are Bartholomew, Hawkins, King, Lawrence, Lawson, Lippincott and Town Square. The Laguna West Homeowners Association owns and maintains the private lake. Many parks connect through paths or on-street bike lanes, the district says.
In Lakeside, the district lists three parks: Caterino, Perez and Johnson. Together they cover 24 acres. It also lists 14 acres of streetscapes and trails. The Lakeside Community Owners Association owns and maintains the private lake. The district says both zones are fully built out. No more parks are planned.
A lake view and permission to use a lake are separate questions. Before choosing a property, confirm which association covers it, current dues, and the access attached to that address. Walk the route to the park you expect to use. A nearby park on a map may require a road crossing you would prefer to avoid.
For fiscal year 2026-2027, the district plans work at Johnson Park. It expects to renovate the soccer fields and resurface the tennis court. These are plans, not completed work, and they may change. Check current park notices before a visit or move.
Keep Laguna Stonelake separate too. Cosumnes CSD calls it Benefit Zone 12. Its three parks are Henderson, Houde and Nottoli, with 27 acres in all. These facts describe the parks, not residents’ wealth. They do not prove a fourth place in a ranking, a median near $1 million or that the whole area is gated.
Compare the full cost of the home you want
Compare the costs of owning each home as well as the purchase price. Get insurance quotes and ask for utility bills, association records and quotes for upkeep. For a large lot, price the work on the land. For a lake-area home, check what dues pay for. Ask which costs you must cover yourself.
If you want to buy a rental, compare rents for similar homes first. Paying more for the home does not mean rent rises in the same proportion. The free rental estimate calculator can start that review. Match homes by bedrooms, condition, outdoor space and location.
Then use the rental property ROI calculator to work out costs. Allow for lost rent while the home is empty. The cap rate calculator compares income after running costs with the home price. Set aside money for major repairs too. All the rent you collect is not profit.
Talk with our Elk Grove property management team about help with leases and day-to-day care. Bring the inspection report and details of the home’s utility systems. Bring any association records too. These let the team review the home you own or plan to buy.
