WeLease runs two plans, Foundation at 8% with a $175 monthly minimum and Freedom at 10% with a $225 minimum. BridgeHaus charges 8% to 10% and states it is charged only when rent is actually collected. Noble charges a flat 10% on rents collected only. Utopia charges 8% to 10% of monthly rent and charges nothing while the property sits vacant. Ask each firm whether its percentage runs on rent collected or rent scheduled, because on a vacancy that is the whole difference.

The Tenant Placement (Leasing) Fee

The Cost Nobody Quotes You: CVMC 9.65

In this market the largest single number in your year is not a management fee. Chula Vista has no rent cap, but under the city’s Residential Tenant Protection ordinance most no-fault terminations carry a mandatory relocation payment, and it is calculated in a way that catches owners out. The amount is the greater of two months of your actual contract rent, or two months of HUD’s Small Area Fair Market Rent for the property’s ZIP code.
