Total Property Management's Visalia and Tulare service page lists $120 per month plus $500 for finding a new tenant. It says the management fee starts once the property is rented and calls the flat fee all-inclusive after leasing. Utopia publishes a typical Visalia range of 8% to 10% of monthly rent. The Equity Group's Visalia FAQ lists $95 flat per single-family home and 6% to 8% of collected income for multifamily and commercial property. Its general pricing page instead shows 6%, subject to property and portfolio factors, under a Porterville heading.
The company explicitly calls $95 a monthly fee on its Corcoran page, but does not label that interval in the Visalia FAQ. Confirm the Visalia billing period and final rate before calculating an annual cost. Its local single-family offer states no management fee during vacancy; that is not a waiver of every other charge.
RHB explains its monthly percentage model in the fee video linked from its owner resources and FAQ. It advertises no initial fee and collection of the management fee when tenant rent is collected. The video includes advertising, screening, lease preparation, renewals, photographed turnover inspections, periodic drive-bys and maintenance coordination. Placement, Renewal, and Inspection Charges
Bankston's owner-services page directs owners to request its fee schedule. It describes renewal negotiations, as-needed walkthroughs, move-out inspections, turnover estimates and maintenance supervision. Monthly owner proceeds can be deposited by ACH at no additional charge; that provision does not waive the management or leasing fee. Mill Creek's service description covers rent preparation, marketing, screening, lease compliance, maintenance requests and accounting. Its owner page explains financial documents and repair or reserve contributions. Maintenance service does not mean free repairs. Equity describes in-house and affiliated maintenance teams, outside vendors and vendor discounts, with repair costs paid from collected rent. Ask whether placement applies when a manager takes over an occupied home, whether a renewal charge returns each year, what is included in an inspection, and whether any maintenance charge sits outside the management fee. Those answers can change first-year cost more than a point on the headline rate.
Total describes annual walkthroughs with photographs, minor repairs up to $300 and estimates above $300. That $300 figure is a repair-authority threshold, not a service charge. Its owner page separately describes contributions for repairs, renovations and reserves. Ask for labor costs, vendor markup, emergency exceptions, utility reimbursement and any extra-visit charges. California Rules That Add Work to the Agreement
For covered properties, Civil Code section 1947.12 limits annual rent increases to 5% plus the applicable change in the cost of living, or 10%, whichever is lower. Civil Code section 1946.2 can require just cause after a qualifying tenancy. Both laws have coverage requirements and exceptions.
Civil Code section 1950.5 generally caps a deposit at one month of rent and generally requires the itemized accounting and any remaining deposit within 21 calendar days after move-out. It also sets rules for photographs and supporting documents. Make the manager identify who owns the notice, record, and deadline for your property.
