Only in 2022, 38.7 million visitors traveled to enjoy the varied attractions of the often called “Sin City”. With its approximately 150 casinos, Las Vegas is often looked at as nothing more than the US gambling capital. However, while gambling is one of its biggest attractions, there are many people moving to the area who seek a different scene. Las Vegas and its surroundings are home to many beautiful neighborhoods and family friendly sights that locals enjoy but visitors don’t often know about. As experienced Las Vegas property managers, we’d love to share with you some of the real-world neighborhoods for locals:
Lake Las Vegas
Voted #1 Master Planned Community, Lake Las Vegas was the Gold Winner of Las Vegas Review-Journal in 2022. This upscale community comprises many different neighborhoods which offer homes varying in price and size. Del Webb is among the most affordable, with homes averaging the mid $400,000; followed closely by Marble Mesa by Richmond American, which ranges around the low $500,000. Other highly rated neighborhoods are Shoreline by Blue Heron and Marbella by Taylor Morrison, which range from the high $600,000 to the low $700,000.
Its 320 acre lake is undoubtedly the biggest attraction of this community, as it gives the whole family an opportunity to enjoy paddleboarding, kayaking and other fun water activities such as flyboarding. Also at the lake, Electric Hydrofoil Surfboard lessons are offered. These surfboards are personal-sized, zero-emission water crafts that allow the person to experience what it feels like to both surf and fly at the same time!
Another reason that makes Lake Las Vegas a good choice for families looking to relocate, is its proximity to a great variety of public and private schools of all levels. For example, only 2 miles away from the community you can find Josh Stevens Elementary School, which is the newest campus in the Clark County School District since the year 2010. The B Mahlon Brown Academy of International Studies, which offers education for students grades 6-8, is another amazing option for parents looking for an academically enriched school experience in the area.
Summerlin
Occupying approximately 22,500 acres, Summerlin is our next top neighborhood in Vegas, with home prices ranging from $500,000 to $550,000. This community is located at the edge of the Spring Mountains, 15 minutes away from Red Rock Canyon National Conservation Area: a beautiful wonder of nature right outside the city’s borders. Summerlin has over 250 parks as well as more than 200 miles of walking trails. Its safety and low crime rate, combined with its convenient location are some of the factors that make it a great place to raise a family in.
Summerlin’s beautiful scenery, mountainous views and abundance of nature make it a perfect haven away from the city noise. Home to the Nevada Ballet Theatre, Summerlin is constantly booming with performances, music and local events, including a weekly farmer’s market that family members of all ages are sure to enjoy.
The community of Summerlin also holds over two dozen public and private schools, 10 of which are nationally recognized. Its school district is known as a great place for education. A good example is the E.W. Staton Elementary school; one of the choices in your vicinity, if you decide to move to one of Summerlin’s booming residential areas: The Arbors village. Also in The Arbors, you can find Palo Verde High School, which incorporated the renowned International Baccalaurate (B) World School programming back in 2015. It was first opened in 1997 and currently shares a campus with College of Southern Nevada.
Anthem
With homes ranging from $550,00 to $600,000, Anthem is another great neighborhood in the Vegas’ vicinity. Full of highly rated schools and lots of amenities, this is a very popular, master planned community. Located in the southeast area of the Las Vegas Valley at the base of Black Mountains, Anthem’s initial development started back in the late 1990’s. The homes in this community have gorgeous views, due to the area’s elevation. Its location is fantastic because while it allows the residents to enjoy proximity to nature, it is only a 15 ride from the hustle and bustle of the Las Vegas Strip.
There are six different communities in Anthem which offer homes that vary in size, design and price range. Among the most popular communities you can find Anthem Country Club, Anthem Highlands and Sun City. The Anthem Country Club neighborhood is a gated, upscale community; home to one of the highest rated country clubs and golf courses in the city. Sun City is a 55+ community, one of the largest in the south Nevada region. The Coventry community is catered mostly towards people with children, with lots of single-family home options to choose from.
This neighborhood also includes 10-acre Harmony Park, managed by the Homeowners Association, which is the perfect place for the whole family to enjoy sports and other outdoor activities. Only twelve minutes away, you can find another great family friendly attraction: the Lion Habitat Ranch. This non-profit sanctuary is the retirement home for lions who used to be a part of the MGM exhibit until 2012 and it houses other exotic animals such as Ozzie, the painting giraffe! It is open from Thursday through Monday, from 10am-1pm and visitors can enjoy behind the scenes tours as well as painting sessions with Ozzie himself!
