Realty Roundup’s owner page advertises no extra charge for serving tenant notices, not free legal proceedings or an all-in management price. Annual interior/periodic exterior inspections, vendor coordination and authorized bill payment are described, but the actual owner fee and reserve schedule still need a proposal. TMT’s management page advertises free owner ACH and bill handling, not free vendor bills or mortgage payments. Its FAQ describes annual inspections and owner responsibility for directly coordinating an owner-chosen contractor. Current service prices, reserve and repair-authority terms still require the actual TMT agreement; legacy Eagle wording in the public material is not a separate verified rate sheet. Tiner’s onboarding page links an April 2026 sample agreement. Its management percentage is blank, with $150 monthly minimum for a house/ADU/condo or $200 for a duplex/two houses on one lot. Placement is 50% of first-month rent, reduced to 25% for an acceptable owner-supplied tenant before marketing; advertising is a separate $250. Renewal is $250. Annual/drive-by inspections are free; extra owner-requested interior/exterior visits may cost $100 and aerial photography $40. Recurring bill payment is $49 per bill per month, and owner cancellation before six months of management fees have been collected incurs $500 in the sample. Setup defaults to N/A with an alternative blank; the $500 expense advance is not a fee. Vendor volume credits up to 10% are retained while owners pay invoiced retail charges, not an extra 10% markup. Ask which apply to your home and what they cost; this does not establish free visits or a universal monthly inspection requirement. Monthly Management Fees
Utopia publishes a typical Elk Grove range of 8% to 10% of monthly rent. Peak Residential publishes $89 per month for a house, $170 for a duplex, and $280 for a fourplex. Those are different pricing models and may cover different property types and scopes, so neither is a market average.
RNB’s selected local page shows $165 monthly, with different Rent-Up charges depending on whether ongoing management is purchased. Tiner’s April 2026 sample states property-type minimums of $150 or $200 but leaves the management percentage blank. Elite, TMT and Realty Roundup still need numeric management proposals; Tiner needs its percentage and completed terms. Do not replace unknown amounts with a market percentage.
Placement, Renewal, and Inspection Charges
Peak publishes placement at 40% of one month's rent under management, a $125 lease-renewal fee, and inspections at $75 for a house or duplex and $55 for a fourplex. Its setup and maintenance-coordination fees are explicitly listed as $0. Tiner’s currently linked sample states 50% placement plus separate $250 advertising and $250 renewal, with the owner-supplied-tenant reduction described above. Its annual/drive-by inspections are free, while extra requested visits and aerial photography are priced separately. Utopia does not publish comparable Elk Grove placement, renewal, onboarding, or inspection amounts; unresolved charges at the other companies require proposals.
Ask whether placement applies when a manager takes over an occupied home, whether a renewal charge returns each year, what is included in an inspection, and whether any maintenance charge sits outside the management fee. Those answers can change first-year cost more than a point on the headline rate.
California Rules That Add Work to the Agreement
For covered properties, Civil Code section 1947.12 limits annual rent increases to 5% plus the applicable change in the cost of living, or 10%, whichever is lower. Civil Code section 1946.2 can require just cause after a qualifying tenancy. Both laws have coverage requirements and exceptions.
Civil Code section 1950.5 generally caps a deposit at one month of rent and generally requires the itemized accounting and any remaining deposit within 21 calendar days after move-out. It also sets rules for photographs and supporting documents. Make the manager identify who owns the notice, record, and deadline for your property.
