The Monthly Management Fee

Two things to check on any of these: whether the percentage runs on rent collected or rent scheduled, because on a vacancy that is the whole difference, and where the minimum sits, because at Inland Empire rents a $195 floor under an 8% rate bites at roughly $2,440 — which is a great many houses in this market.

The Tenant Placement (Leasing) Fee

This line item carries the widest spread in the region and it is worth more attention than the monthly rate. TrueDoor and DePrez publish $399 to $599 depending on plan, the cheapest placement in the research. Riverside Property Management charges $595. Management One charges $795 flat per placement. First Choice charges $799. Mesa charges $975 on either plan. Clockwork charges 50% of one month’s rent, and Formatic charges 35% to 75%. Utopia waives placement entirely on properties under full management.

On a $2,600 house, 50% of a month is $1,300 against TrueDoor’s $399 — a $900 difference that dwarfs the gap between a 5.9% and a 6.9% management rate over a year. Filling a vacancy requires care and effort, but if your property turns over every two years, placement is the number to negotiate hardest on.

Renewal, Setup, and Maintenance Fees

Mesa Properties is the only firm here publishing a renewal figure: $225 on Full Service, included on Premium. Everybody else is silent on renewals, which makes the questions below worth putting in writing before you sign. They fit in one email:

  • Setup or onboarding: no firm on this list publishes a figure either way.
  • Maintenance coordination: whether repair invoices carry a markup, and whether vendor discounts are passed through to you.
  • Monthly minimums: Mesa $120, Riverside $150, Management One $195, First Choice $95, Formatic $100 to $200.

Why the Flat-Fee Option Is Real Here

The Inland Empire is one of the few markets in this series where a genuine flat monthly fee is widely available rather than a curiosity. Riverside Property Management publishes $128 a month, Mesa publishes $285 on its Premium tier and Clockwork publishes $99. On a $2,400 house, $128 a month is 5.3% — below every published percentage in the region. On a $1,600 unit it is 8%, which is mid-market. On a $4,000 house it is 3.2%, which is unbeatable. The arithmetic is simple and it runs the other way from a percentage: the higher your rent, the better a flat fee looks. Work out the crossover point for your own rent before you assume the lowest percentage is the cheapest deal, because in this region it frequently is not.

Flat Fee or Percentage?

Of course, the rent itself, specifically its level, dictates which structure wins, and the paragraph above gives you the method. A percentage plan tracks your rent upward, and on a covered unit that rent can rise no more than 5% plus the regional change in the cost of living, or 10%, whichever is lower, in any twelve-month period under AB 1482. A flat fee does not track it, which means every increase you win is yours.
