Moving to Everett? Check Out These Neighborhoods (2026 Guide)

Moving to Everett? Compare Bayside for historic homes and downtown-side streets, Port Gardner for its varied hill and riverfront districts, Boulevard Bluffs for a southwest residential setting, and View Ridge–Madison for mostly detached housing near Evergreen Way services. They create different home searches and transportation choices. Start with the kind of home you need and the workplace you must reach.

Reviewed October 5, 2026. This guide concerns Everett, Washington. Neighborhood descriptions help you shortlist addresses; they are not current price guarantees, school rankings or judgments about who should live in an area.

Bayside: older homes and the downtown edge

The Bayside neighborhood includes a residential area and part of central Everett’s downtown setting. The neighborhood features a mix of architectural styles, from grand historic homes to smaller cottages that were once home to mill workers. Bayside is home to Everett’s first city park, Clark Park, Everett High School, and the Hartley Mansion.

The neighborhood association identifies its boundaries as 19th Street to Hewitt Avenue and Broadway to Port Gardner Bay. That is a useful starting point for checking a listing’s location. Compare an older house’s heating, stairs, storage and parking with an apartment’s building access and included services. Visit the immediate street rather than assuming every property shares the same downtown convenience or waterfront view.

Port Gardner: compare the district within the neighborhood

Port Gardner needs a more detailed search than its name alone suggests. The neighborhood association identifies Lower Rucker, Upper Rucker, Riverfront and Longfellow as districts within it. Rucker Hill has the historic Rucker family mansion, while the association describes riverfront development between I-5 and the Snohomish River.

Those locations create different questions. On a hill property, inspect the driveway and walking route. For a riverfront-area listing, establish the exact access and the surroundings of the building rather than borrowing a description from the historic hill district. Ask about the home’s age, maintenance and construction nearby. Downtown services and Everett Station may be relevant, but measure the complete journey from the front door.

Boulevard Bluffs: southwest homes and a mixed southern edge

The city’s official profile places Boulevard Bluffs in southwest Everett, bordered by Port Gardner Bay, Phillips Creek, Merrill Creek Parkway/Seaway Boulevard and the Mukilteo city limits. It describes a mostly residential community with single-family homes, plus apartment complexes and large commercial businesses on its south side.

That mix is important when searching. A detached home closer to the bay and an apartment near the southern commercial area can offer very different outdoor space and daily access. Compare the road connection to your actual job and the nearest useful bus service. Review yard responsibilities and parking for a house; review building access and utility charges for an apartment. Do not assume a view or a suburban description guarantees a short commute.

View Ridge–Madison: detached housing near everyday services

View Ridge–Madison consists of mostly single-family homes in a suburban setting. The city’s profile notes local businesses along Evergreen Way and the neighborhood’s edge near Forest Park, as well as smaller green spaces. That gives you a different search from Bayside’s downtown-side historic streets.

Check how the particular home connects to Evergreen Way and parks. A place close on the map may require a longer walk around the street layout or a difficult road crossing. Compare the condition of the home, its heating system, the amount of outdoor upkeep and parking. Verify any school assignment at the address directly instead of treating a neighborhood description as an enrollment guarantee.

Choose transportation for the schedule you actually keep

Sound Transit’s 512 runs between Everett and Lynnwood, with published stops including Everett Station and South Everett Freeway Station. It can be part of a trip that transfers at Lynnwood City Center. The Sounder N Line connects Everett with Seattle’s King Street Station, but its regular commuter service is weekday-only, southbound in the morning and northbound in the afternoon.

Neither option means every Everett home has an easy transit commute. Check the local connection, transfer, final destination and return service. A shift outside the Sounder timetable calls for a different plan. Everett’s current commuter train is not an operating Everett Link light-rail station, and a future project should not determine today’s lease decision.

Use rent benchmarks carefully

Zillow’s Everett rental page, last updated October 3, 2026, listed provider averages of $1,575 for a one-bedroom apartment and $1,860 for a two-bedroom apartment. These are citywide provider benchmarks, not quoted rents for Bayside or any other neighborhood, and they do not describe every signed lease.

Build your budget from actual homes available when you move. Keep apartments separate from houses and compare what the payment includes. Parking, utilities, laundry and yard care can change the total even when two advertised rents look similar.

Before signing

  • Confirm the neighborhood and the property’s actual location.
  • Check the building’s condition and any repairs promised in writing.
  • Compare the full monthly cost and available parking.
  • Test the route to work and the return journey at the relevant hours.
  • Read the lease and verify address-specific services and school boundaries.

Frequently asked questions

Where should I look for historic homes in Everett?

Bayside’s association describes historic homes and mill-worker cottages. Port Gardner also includes the historic Rucker Hill setting. Inspect the individual property’s condition and features rather than assuming an older home has been updated.

Are Boulevard Bluffs and View Ridge–Madison only detached houses?

No. The city describes View Ridge–Madison as mostly single-family housing, while Boulevard Bluffs also has apartments and commercial uses on its southern side. Check current listings for the exact housing type and location.

Can I use Sounder for any Everett-to-Seattle trip?

No. Regular Sounder N Line commuter service is weekday-only, southbound in the morning and northbound in the afternoon. Compare your schedule with the published timetable and investigate bus and transfer alternatives when needed.
