SAN JOSE NEIGHBORHOOD GUIDE

Blossom Valley 

Established in South San Jose, Blossom Valley is home to many families and young professionals. Only 15 minutes away from the downtown area, its location is very convenient, as it is far enough to feel separated from the city noise; yet close enough to have easy access. This neighborhood contains smaller, more affordable homes that are usually 1000-1800 square feet as well as larger, pricier homes with two stories that encompass around 2000 square feet. Most homes for sale in the area range anywhere from $500K-1.5M. Some townhomes for rent go for approximately $3500 a month, while apartments for rent usually start at $2500 for a studio or one bedroom and go up from there.

Almaden Valley

Also in South San Jose, Almaden Valley stands out for its abundant parkland and beautiful views. The neighborhood holds over fifteen parks, which include three lakes, three county parks, one open space preserve and more. Almaden is also home to the IBM Almaden Research Center, a great contributor to many scientific discoveries in the last decades. Currently ranked as one of the costliest areas to live in the U.S., homes in Almaden are in the median price range of $2.1M. The cost of rent averages approximately $3200 a month, with the highest priced properties located in the southeastern parts of Almaden and the most affordable, in the northeastern side. 

Cambrian Park 

Located in the southern region of San Jose, Cambrian Park is known as a family oriented community. It is quiet, charming and in close proximity to multiple lakes, City and County parks. It is also near Bryman College, which makes it a great option for families with college aged students. The single family homes for sale in the area have a square footage that ranges from 2,600 to over 4,400 square feet, with prices that range from about $1.2M to $3.5M. The average rent for 2 bedroom apartments is $2,700. 

Japantown 

This iconic neighborhood is one of the only three authentic Japantowns that still exist in the United States! The other two are Located in San Francisco and in Los Angeles. Handcrafted mochis from Shuei-Do Manju Shop, large cultural events such as The Spirit of Japantown Festival and iconic places like The Japanese American Museum of San Jose are only some of the attractions that draw people to visit and stay forever in Japantown every single year. Homes in the neighborhood sell for a median price of $800K. Apartments’ rental prices range from $2,925 to $6,424 depending on size and location. Japantown also offers apartments with studio units that are reserved only for low-income seniors.

Evergreen 

Known as a safe, family-friendly area, Evergreen does its name justice as it is abundantly populated by nature. Parks like Falls Creek, West Evergreen and Lake Cunningham Native Garden are some of the green spaces that residents of all ages enjoy. Evergreen is also located near Joseph D Grant County Park, which is the largest regional park in Santa Clara county. There are thirteen elementary schools and three middle schools in the area, which makes this an ideal place of residence for families with young children. The homes for sale average around $1.1M- $1.3M, while apartments have a median rent price of $3,690 per month.
