Choosing Rental Flooring: Vinyl, Carpet, Laminate, Tile or Wood

Choose rental flooring to suit the room, the building’s noise rules and your repair budget. Vinyl plank can give you an easy-to-clean hard floor, but it does not suit every room or building. Compare it with carpet, laminate, tile and wood before you buy.

First, does the old floor need to go? Cleaning, repairs or a new finish on suitable wood may let you keep it and have the home ready sooner.

Start with traffic, moisture and the existing floor

Inspect entrances for tracked grit and water, kitchens for spills, and bedrooms for comfort and noise needs. Check transitions, loose areas, damaged boards, grout and any evidence of leaks. Ask the installer to assess the subfloor rather than using a new covering to hide a problem.

For wood, distinguish solid boards from engineered flooring and identify the finish. Bruce explains that solid wood can typically be refinished more than once, while engineered wood’s refinishing potential depends on its top layer. Not every wood floor can be sanded. Compare a repair or recoat with refinishing, including curing time.

For tile, try compatible cleaning before replacement. Daltile advises following tile and grout care instructions and removing cleaner residue. Do not default to bleach, abrasive scrubbing or buffing every tile finish. With carpet, investigate persistent odor and inspect the padding before assuming another surface cleaning will resolve it.

Compare vinyl/LVP with the alternatives

Luxury vinyl plank, or LVP, is vinyl flooring supplied as individual planks. Sheet vinyl is a different format; repair and installation plans should identify which one you mean. A wood-look surface does not tell you whether the material is vinyl, laminate or real wood.

Rental flooring choices: what to inspect and price
Material Useful qualities and limits Installed-cost and repair questions
Vinyl/LVP A hard surface with many designs. Compare the wear layer, care instructions and permitted water exposure. Waterproof product claims do not protect against every leak or subfloor problem. Price moisture testing, flattening, transitions and approved underlayment. Ask how a damaged plank would be replaced and keep matching spares.
Carpet Soft underfoot; carpet cushion can help absorb sound. Check cleaning requirements and whether damage or odor extends into the padding. Avoid choosing it for a room with recurring wetting. Include cushion, fitting, removal and disposal. Ask about cleaning, seam or patch options and the scope of eventual replacement.
Laminate A hard surface that can give a wood appearance. Wet-area suitability and sealing instructions vary by product. It is not automatically a sound-absorbing alternative to carpet. Include moisture control, approved underlayment and transitions. Check the manufacturer’s damaged-plank repair method; do not plan to sand it like solid wood.
Ceramic or porcelain tile Useful where a hard, cleanable surface fits the room. Grout still needs care. A tiled floor is not a waterproof assembly simply because the tile tolerates water. Include substrate assessment, preparation, setting materials, grout and any required membrane. Ask about curing time and replacing a damaged tile without harming adjacent work.
Solid or engineered wood Real wood may be repairable or refinishable, depending on construction and condition. Water exposure and humidity need attention; engineered wood is not automatically waterproof. Compare preserving the existing floor with new installation. Include acclimation where specified, preparation, finish and curing time, plus future repair options.

There is no reliable installed-cost ranking from the material name alone. A low-priced plank over a floor needing substantial preparation can cost more than expected. Get comparable quotes for the same area, removal scope, substrate condition and transitions.

Bamboo needs its own moisture assessment

Check moisture conditions before choosing bamboo. CALI’s solid-bamboo guidance says it absorbs and releases moisture, changing size and shape. It calls for testing the base beneath the floor and letting the boards adjust to the room’s conditions before installation. Check where the selected product can be used and whether it can be refinished.

Read vinyl specifications beyond the waterproof label

The wear layer is the protective surface layer. Its measurement in mils is different from the total plank thickness in millimeters. CALI’s comparison chart, for example, lists both measurements separately. One mil is one-thousandth of an inch. A thicker wear layer can be a useful comparison within a product range, but it does not establish a guaranteed service life.

Compare surface finish, warranty scope, locking system, allowed rooms and cleaning instructions too. Ask whether the warranty applies to your rental use. Scratch resistance is not scratch-proof performance.

CALI’s angle-angle vinyl guide warns that flooding, plumbing leaks and concrete moisture intrusion can affect a floor advertised as waterproof. Moisture can become trapped below it. The guide also calls for prompt spill cleanup and excludes steam or wet mopping. Those are instructions for the covered CALI products, not permission to apply one installation method to all LVP.

Ask for a plank-replacement plan before purchase. COREtec’s floating-floor repair guidance describes disconnecting planks from the perimeter where practical and a different method when that is impractical. Its legacy page title mentions laminate/engineered planks; have the supplier confirm the procedure for the exact vinyl product. A damaged center plank is not necessarily a quick lift-out repair. Sheet vinyl needs its own repair assessment.

Check the subfloor and sound requirements together

Get the selected product’s instructions to the installer before finalizing the quote. The subfloor may need moisture testing, repairs, flattening or an appropriate moisture barrier. Expansion spaces, fixed cabinets and transitions also affect the installation.

Extra padding is not always allowed. CALI’s angle-angle guide restricts underlayment thickness and prohibits padded underlayment for its SP1 collection. Use only a compatible, approved system; softer or thicker does not automatically mean better.

For a home above another unit, ask the building manager about floor-covering and acoustic requirements before replacing carpet with a hard floor. Laminate is not inherently sound absorbing. Shaw’s carpet-cushion guidance identifies sound absorption as a benefit of carpet padding.

Look for sound-test information that resembles the actual floor and ceiling construction. Schluter’s DITRA-HEAT-DUO technical brochure states the tile and concrete assembly used for its impact-sound results. That is a tile-system example, not a rating for laminate or LVP. Have the installer or an acoustic specialist assess the proposed system rather than relying on a single pad’s marketing claim.

Budget for the installed job and the next repair

One retail price is useful for understanding a material bill, not for estimating your whole floor. On October 7, 2026, Floor & Decor’s Tilden Park NuCore listing showed $3.19 per square foot and $72.51 per box at Doral, Florida. It was a clearance listing with discontinued-location inventory limits. This is a dated example, not a Western-market quote or an availability recommendation.

Specify enough current stock for cuts and matching repairs, and check whole-box quantities. Preparation, removal, disposal, approved underlayment, transitions, tax, delivery and labor all sit outside a bare per-square-foot material price.

Hypothetical budget for a 300-square-foot floor, prepared October 6, 2026
Assumed item Hypothetical amount
330 square feet at an assumed $3 per square foot $990
Removal and disposal $300
Testing and subfloor preparation $450
Compatible accessories and transitions $180
Installation labor $750
Tax and delivery allowance $130
Contingency $300
Illustrative total $3,100

Every amount in this table is invented; the $3 rate is not the retail price above. The extra 30 square feet is an example allowance, not a universal waste rule. The total excludes vacancy, financing and hazardous-material work. Replace it with an installer-measured quantity and itemized local quotes. Compare the expected service life, care schedule and likely repair scope as well as the starting price.

Plan removal and make-ready time before booking

Ask about stock arrival, room access, moving appliances, installation, drying or curing, and when furniture can return. Choose based on the property and room, not assumptions that students or short-term residents will accept poorer materials.

If an old floor or its backing may contain asbestos, check EPA’s asbestos guidance before work starts. EPA says not to sand or scrape material that contains asbestos. Have a trained professional check suspect material before you disturb it.
