How to Make Your Rental Property Feel Like A LUX Rental Without Spending A Ton of Money

The reality is that there are a variety of upgrades that you can make to your rental that most property management companies who are on the list of management companies in California would recommend. 

In this article, we will share with you our best tips for DIY upgrades that you can make to your rental yourself and make it feel more like luxurious rental properties.  

Upgrade #1 – Update the Kitchen  

Yes, it’s true, you don’t have to spend a ton of money on installing new kitchen cabinets. You can easily refinish those cabinets yourself or repaint them with a fresh coat of paint, ideally a neutral color like white or tan. 

Once you refinish or repaint the cabinets in your kitchen you should then replace the cabinet and drawer hardware with new knobs and pulls  

After painting or refinishing the kitchen cabinets you should add a backsplash in the kitchen. Thankfully, in 2019 it’s easy for anyone to add a backsplash in their kitchen since you can buy backsplash kits at stores like Home Depot and have them installed in your kitchen within minutes. 

Upgrade #2 – Update the Living Area 

In the living area to your rental property, you should add new flooring (either carpet or vinyl flooring), repaint the walls and if the living area has a fireplace you should paint the old brick a fresh bright color because this will really help to brighten up the space. 

Besides making these improvements to the living area you should also add new lighting to this room as well since old light fixtures can really make a living room feel outdated.   

Depending on the lighting in your living room you should consider adding new wall sconces, recessed lights, or a stylish ceiling fan with a light kit attached.  

Upgrade #3 Clean Up the Property  

Last of all, but most important, you should clean up the property from top to bottom. This includes removing dead plants or vegetation from the yard, reseeding/planting new sod and power washing the exterior of the house if it’s not been cleaned in some time.
