City Profile: Chula Vista

With a name that translates to “Beautiful View”, the city of Chula Vista gets its name from its proximity to the breathtaking coastal mountain foothills. The city, however, has much more than gorgeous landscapes to offer. Chula Vista has a population of about 275,500 people, making it the second-largest city in the San Diego metropolitan area, and the seventh-largest city in Southern California. In 2013, Chula Vista was named the second-fastest-growing city in the United States by Forbes.

Situated on the western coast, in between San Diego and Tijuana, Chula Vista has one of the most culturally diverse populations in the United States. It is also home to one of the few year-round Olympic training centers in the country, which has been renamed to the Elite Athlete Training Center. The center helps athletes train in kayaking, rowing, archery, soccer, field hockey, tennis, softball, cycling, and track and field. There are many popular tourist destinations in the area, including the Living Coast Discovery Center, North Island Credit Union Amphitheatre, the Chula Vista marina, and Sesame Place San Diego.

One of the major economic drivers in Chula Vista is tourism. In addition to the locations listed above, visitors of Chula Vista can explore Otay Valley Regional Park, OnStage Playhouse, and the Chula Vista Nature Center. Additionally, the city draws revenue from its numerous golf courses, marinas, and commercial centers. The Chula Vista Center has been the main shopping mall in the city since it opened in 1962. Taking advantage of its proximity to the coast, the city offers whale watching and sport fishing charters in the bay area. Being a coastal city in close proximity to San Diego, real estate in Chula Vista is always a hot market. The median home price in the city is $785,000, a more than 10% increase from 2021. The housing inventory has decreased significantly in the last year, going from about 245 homes on average to about 200. Redfin ranks the Chula Vista housing market as very competitive, with the average house selling for almost 5% above the asking price, and the most popular homes going for as much as 10% above listing price. Houses typically sell in about 9 days, but can go as quickly as 6 days after being listed, meaning buyers must act fast if they want to secure a property.

The neighborhoods seeing the highest home value in Chula Vista include Bella Lago, Rolling Hills Ranch, and Yosemite Drive. The Eastlake neighborhood complex also features highly sought-after suburbs and pricey properties, including Eastlake Woods, Eastlake Greens, Eastlake Vistas, and Eastlake Trails. These areas are occupied by successful singles and families. On the other end, Southwest, Northwest, and Village Center are the most affordable neighborhoods in the city, with average household incomes ranging from $50,000 to $70,000.
