Palm Springs asks an owner to make two different decisions: how to run a long-term tenancy, and whether a property is eligible for a vacation-rental strategy. A management proposal should make that distinction clear. The work, paperwork, turnover, and city rules do not line up the same way.
Five companies here publish fee schedules with different scopes. Coachella Valley Property Management has long-term, flat-fee and seasonal plans; PMI has Gold and Platinum; McLean prices by unit count; Utopia gives a typical 8% to 10% range. Best Property Management’s corporate site publishes 8.5% of collected monthly rent plus account establishment, but confirm the Palm Springs proposal before relying on that rate. Village/VPM Rents still needs a current quote. None of these schedules establishes a citywide average.

Why Palm Springs Management Needs a Clear Scope
A Palm Springs house can be a year-round home, a seasonal rental, or a vacation rental. Those are different assignments. A manager should identify the intended use before quoting, then explain who is responsible for permits, guest or tenant screening, inspections, maintenance approvals, tax handling, and the records that follow a move-out.
California compliance is part of the same assignment. Covered long-term rentals can be subject to the statewide rent-cap and just-cause statutes. Deposits have a short statutory calendar and documentation requirements. Ask the prospective manager who prepares notices and keeps the photographs, invoices, and itemized accounting.
The Palm Springs Rental Assignment
Palm Springs is a desert market with a distinct seasonal rhythm, established neighborhoods, condominium communities, and homes where pools, air conditioning, landscaping, and association rules can change the management workload. Its rendered pricing cards list Standard/Premium at 6.9%/8.9% of monthly rent, with 50% placement and $195 renewal. All-Inclusive lists $240 flat, $595 placement and $195 renewal; the flat fee’s billing interval is not explicit. Portfolio rates of 6.5% and 5.9% have eligibility limits that need a quote.
Premium and All-Inclusive add tenant replacement, eviction support, home-warranty dispatch and bill pay that Standard excludes. Neither includes check-in/out or cleaning coordination. Seasonal is a different 14.9% service with $0 placement/renewal and those coordination services included. Read the plan and guarantee conditions together; do not assume every package pays eviction costs or repair bills.
The onboarding process and public checklist require $400 held for maintenance, not a setup fee. Setup/marketing blanks are not proof of zero charges. DRE matches the entity but shows LICENSED alongside an August 5, 2026 expiration; request current renewal confirmation. Pre-leasing inspection is marked included in all three columns. The $75 entries instead belong to video walk-throughs and property check-ups under Leasing-only/Gold; Platinum has inclusion marks. Gold and Platinum each list one annual comprehensive inspection, while additional full inspections cost $150. Their included on-call service expressly excludes a call-out visit, which has its own hourly charges plus materials.
The owner FAQ recommends evaluations every six months, but that recommendation is not proof that both visits are included in the annual plan. Its About page describes long-term residential service, professional photography/video, owner/resident portals and an in-house maintenance team. It advertises direct vendor costs without a maintenance markup; that is not a promise of free repairs or a verified in-house labor rate.
Get the monthly, placement, renewal, setup, inspection and maintenance terms in a current written quote. The FAQ also links to a differently licensed Village-branded operator in the Fallbrook area. DRE confirms the same corporation and a Palm Springs branch; this is not a similarly named manager substituted from another market.
The corporate full-time schedule lists 8.5% of monthly collected rents plus $500 account establishment, with initial and subsequent leasing included. It separately lists $500 if the company coordinates recommended property improvements, $100 per court appearance, and insurance-claim coordination at an agreed charge. These are published corporate terms, not a signed Palm Springs quote; confirm local applicability and the current agreement.
The separate placement-only service lists 75% of the first month’s rent without account establishment, and $250 for later renewal paperwork. It ends management involvement after move-in. California and Palm Springs Rules Owners Need to Plan Around
Rent-cap formula
Covered units are subject to a 5% plus applicable CPI formula, capped at 10%, with limits on increase frequency.
Just cause
For covered tenancies, just cause generally applies after the statute's occupancy thresholds are met.
Vacation-rental authorization
Palm Springs regulates vacation rentals under Municipal Code Chapter 5.25; verify city authorization before advertising a short-term stay.

Start with the state rent-cap formula
For residential property covered by Civil Code section 1947.12, the annual ceiling is 5% plus the applicable change in the cost of living, or 10%, whichever is lower. A covered increase may be made in no more than two increments in a 12-month period. The statute contains exemptions, including some newer housing and qualifying separately titled homes with the required notice, so confirm the property's status before using the formula.
Termination notices need the right reason and record
Civil Code section 1946.2 generally requires just cause after a tenant has continuously and lawfully occupied a covered property for 12 months, subject to the statute's additional-tenant rule. It distinguishes at-fault and no-fault grounds and requires one month of relocation assistance or rent waiver for a qualifying no-fault termination. Exemptions and required lease notices matter here too.
Document deposits and separate vacation-rental compliance
Civil Code section 1950.5 generally caps a security deposit at one month's rent, with a limited two-month allowance for certain small landlords. It requires an itemized statement and the remaining deposit within 21 calendar days after the tenant vacates, plus photographs in the circumstances described by the statute. If the property will be offered as a vacation rental, the City of Palm Springs vacation-rental program directs owners to the rules in Municipal Code Chapter 5.25. Confirm current city authorization before advertising or renting the home for that use.

The published plans are not a citywide average. Coachella Valley Property Management, PMI and McLean price by rental strategy, plan or unit count; Utopia gives a typical 8% to 10% range. Best Property Management’s corporate schedule adds 8.5% of collected monthly rent plus $500 account establishment, subject to confirmation for the Palm Springs property. Village/VPM Rents requires a current quote.
Best’s corporate full-time plan includes initial/subsequent leasing, while placement-only is 75% of first-month rent without account establishment and offers later renewal paperwork for $250. That is not the same service as ongoing management. Keep those charges separate from other companies’ plan-specific placement, renewal, inspection and coordination lines. No published headline is an all-in property-specific quote.
