All-Inclusive shows a $240 flat fee, $595 placement and $195 renewal. The plan names do not tell the whole story. Standard excludes tenant replacement, eviction support, home-warranty dispatch and accounting/bill pay. Premium and All-Inclusive include those listed services but exclude check-in/out and cleaning coordination. Seasonal is 14.9% of monthly rent with $0 leasing/renewal and includes those two coordination services; that does not make cleaning invoices or repairs free. The page advertises zero vendor markups, but its online terms permit vendor referral compensation and describe conditional charges. Those terms also reference another hostname and a Washington entity, so obtain the actual Palm Desert agreement, contracting entity and applicable fee schedule before relying on them.

Rent-cap formula

Start with the state rent-cap formula
For residential property covered by Civil Code section 1947.12, the annual ceiling is 5% plus the applicable change in the cost of living, or 10%, whichever is lower. A covered increase may be made in no more than two increments in a 12-month period. The statute contains exemptions, including some newer housing and qualifying separately titled homes with the required notice, so confirm the property's status before using the formula.
Termination notices need the right reason and record
Civil Code section 1946.2 generally requires just cause after a tenant has continuously and lawfully occupied a covered property for 12 months, subject to the statute's additional-tenant rule. It distinguishes at-fault and no-fault grounds and requires one month of relocation assistance or rent waiver for a qualifying no-fault termination. Exemptions and required lease notices matter here too.
Build the deposit file before move-out
Civil Code section 1950.5 generally caps a security deposit at one month's rent, with a limited two-month allowance for certain small landlords. It requires an itemized statement and the remaining deposit within 21 calendar days after the tenant vacates. The statute also requires photographs at move-in for tenancies beginning on or after July 1, 2025, and before and after work charged against the deposit after move-out.

Coachella Valley and Ziprent publish plan-specific placement and renewal amounts. Bright Path separately lists $1,200 placement and $299 turnover coordination, with renewal still needing a quote. Repairs, reserves, protection options and contract conditions can change the actual cost; an inclusive-sounding plan name is not proof every expense is covered.
