Palm Desert owners can choose between a local office, a Coachella Valley operator, and broader California services. The useful comparison is not a headline percentage. It is the written scope for the home, the tenancy, and the season the property will be offered.

Utopia, Coachella Valley Property Management, Hayes Realty Service, Bright Path and Ziprent publish fee figures with different scopes and conditions. All County Desert directs owners to a property-specific quote request. Unverified amounts remain quote-required, not estimated, and a free quote or a no-markup statement is not an all-in price.

We manage property in Palm Desert too, and place Utopia first. The rest of the list remains here so an owner can compare the local choices, request the same terms from each company, and see where a proposal still needs detail.

The Local Rules

Why Palm Desert Management Needs a Property Plan

Palm Desert is a Coachella Valley market where a home can be aimed at a year-round resident, a seasonal renter, or a longer furnished stay. A manager needs to understand the assignment before quoting it. A condo with HOA rules, a pool home, and a long-term single-family rental do not carry the same operating work.

California compliance also needs a named process. Covered homes can fall under the statewide rent-cap and just-cause statutes. Deposit accounting has a statutory deadline and document requirements. Ask each prospective manager who prepares notices, stores photographs and invoices, and tells the owner when a decision is needed.

The Palm Desert Rental Assignment

Palm Desert sits in the middle of the Coachella Valley, with residential neighborhoods, golf and resort communities, El Paseo retail, College of the Desert, and close connections to Rancho Mirage, Indian Wells, La Quinta, and Indio. That mix makes a property-specific rent and leasing plan more useful than a citywide rule of thumb.

Give every manager the same facts: property type, proposed rent, current occupancy, lease end date, HOA requirements, pool or landscape obligations, and recent repairs. Then compare the written answers on leasing, renewals, inspection, maintenance authority, and cancellation. A percentage alone is not a complete price.

Before You Choose

What to Look For in a Palm Desert Property Manager

01

A complete written proposal

Ask for management, leasing, renewal, setup, inspection, maintenance, and cancellation terms in one document.

02

The right rental strategy

Confirm whether the manager handles the property as a long-term, seasonal, or furnished rental and what that scope changes.

03

HOA and property-care coordination

Ask who communicates with the association and who manages pool, landscape, HVAC, and emergency issues.

04

California compliance ownership

Ask who tracks rent-increase, termination, deposit, and documentation deadlines for the property.

05

Maintenance authorization

Request the repair approval threshold, vendor process, emergency procedure, and any markup in writing.

1. Utopia Management

Our Top Pick
Since 1994Palm Desert office8-10% fee~9,000 properties24/7 service

Utopia has managed property since 1994 and operates a Palm Desert office at 72875 Fred Waring Drive, Suite B. The company handles marketing, screening, leasing, rent collection, accounting, maintenance coordination, inspections, compliance, and tenant communication for single-family homes, condos, and multifamily property.

Its Palm Desert page gives a typical management fee of about 8% to 10% of monthly rent. That is a starting point, not a property-specific quote. Ask for the placement, renewal, maintenance, and optional-program terms alongside the monthly fee before comparing it with another manager.

2. Coachella Valley Property Management

Palm Desert officePlan-specific inclusions$400 owner reserve$240 flat fee: confirm interval

The rendered pricing cards list Standard at 6.9% and Premium at 8.9% of monthly rent, each with 50% of one month’s rent for placement and $195 renewal. All-Inclusive shows a $240 flat fee, $595 placement and $195 renewal. The card does not explicitly state the flat fee’s billing interval; confirm it in the agreement rather than treating it as a verified monthly quote.

The plan names do not tell the whole story. Standard excludes tenant replacement, eviction support, home-warranty dispatch and accounting/bill pay. Premium and All-Inclusive include those listed services but exclude check-in/out and cleaning coordination. Seasonal is 14.9% of monthly rent with $0 leasing/renewal and includes those two coordination services; that does not make cleaning invoices or repairs free. Portfolio rates are 6.5% and 5.9%, but qualifying portfolio sizes need confirmation.

The onboarding page and linked checklist require a $400 maintenance reserve. This is owner money for expenses, not a setup fee; the checklist leaves setup and marketing amounts blank. The DRE record matches the legal entity/address but labels the license LICENSED while listing an August 5, 2026 expiration. Confirm current renewal status. Sources checked September 28, 2026.

3. Hayes Realty Service

7% of monthly gross rent6% for 2+ propertiesNo separate placement advertisedLong-term rentals

Hayes’ management page explicitly names Palm Desert and focuses on rentals of one year or longer. It publishes 7% of monthly gross rent, or 6% for two or more properties. Those are percentages, not flat dollar fees. The same page says there are no advertising, vacancy, re-letting, listing, placement or maintenance-contractor coordination fees, and no repair “overages” retained for profit.

The About page advertises no upfront costs and says management is not paid until a qualified tenant is paying rent. Inspections, statements and rent processing are described within the service. Renewal work is not separately itemized; confirm its treatment, reserve requirements, cancellation rules and current contract terms rather than inferring that every possible expense is free. Repairs, contractor labor and materials are not established as paid by the management percentage. Both sources checked September 28, 2026.

4. Bright Path Property Management

Palm Desert service pageThree monthly plans$1,200 placement$299 turnover coordination

Bright Path’s Palm Desert page identifies local service and a $99 monthly per-unit starting price. Its rendered pricing page adds Plus at $199 and Shield at $228 monthly. Plus advertises protection benefits and tax-document preparation; Shield adds quarterly inspections. Confirm billing for each unit and the written protection terms rather than treating advertised benefit limits as guaranteed coverage.

Placement is a separate $1,200 one-time fee. Rent Ready coordination is another $299 per turnover, with vendor bills paid separately at their actual cost under the pricing description. The page advertises zero vendor markups, but its online terms permit vendor referral compensation and describe conditional charges. Those terms also reference another hostname and a Washington entity, so obtain the actual Palm Desert agreement, contracting entity and applicable fee schedule before relying on them.

Renewal and setup amounts remain unverified. The local page advertises cancellation with 30 days’ notice; confirm the signed agreement and correct notice details. Founding remains independently unverified. Sources checked September 28, 2026.

5. Ziprent

Ziprent serves the Greater Palm Springs area, including Palm Desert and the wider Coachella Valley, through a technology-led management model. Its service includes marketing, on-demand showings, screening, lease generation, rent collection, and maintenance coordination. Its FAQ says it primarily handles long-term rentals and names selected vacation-rental markets, not Palm Desert; confirm any short-term assignment rather than assuming it is covered.

The base pricing cards list Standard at $150 monthly for the first property, $100 for additional standard management, $1,500 placement and $250 renewal. The base ZipGuarantee plan is $250 monthly with unlimited placements and renewals. Confirm first-time-owner eligibility; limited promotions are excluded here.

The All County Desert office page identifies residential management throughout the Coachella Valley, including Palm Desert. DRE matches Tomis, Inc., the local DBA and Country Club Drive office; the local corporate/DBA licensing date is July 1, 2016. The national brand’s since-1990 wording and the team’s experience statement are not the local office’s founding date.

The rendered quote page is a request form, not a fee table. The office advertises no maintenance upcharge, but that does not establish free labor, materials, inspections or other services. Know the Rules

California Rules Palm Desert Owners Need to Plan Around

Rent-cap formula

Covered units are subject to a 5% plus applicable CPI formula, capped at 10%, with limits on increase frequency.

Just cause

For covered tenancies, just cause generally applies after the statute's occupancy thresholds are met.

Deposit records

Most deposits are capped at one month of rent and the accounting deadline is 21 calendar days after move-out.

This is general information, not legal advice. Check the current statute and the property's exemption status before serving a notice, ending a tenancy, or making a deposit deduction.

Start with the state rent-cap formula

For residential property covered by Civil Code section 1947.12, the annual ceiling is 5% plus the applicable change in the cost of living, or 10%, whichever is lower. A covered increase may be made in no more than two increments in a 12-month period. The statute contains exemptions, including some newer housing and qualifying separately titled homes with the required notice, so confirm the property's status before using the formula.

Termination notices need the right reason and record

Civil Code section 1946.2 generally requires just cause after a tenant has continuously and lawfully occupied a covered property for 12 months, subject to the statute's additional-tenant rule. It distinguishes at-fault and no-fault grounds and requires one month of relocation assistance or rent waiver for a qualifying no-fault termination. Exemptions and required lease notices matter here too.

Build the deposit file before move-out

Civil Code section 1950.5 generally caps a security deposit at one month's rent, with a limited two-month allowance for certain small landlords. It requires an itemized statement and the remaining deposit within 21 calendar days after the tenant vacates. The statute also requires photographs at move-in for tenancies beginning on or after July 1, 2025, and before and after work charged against the deposit after move-out.

Sources: California Civil Code section 1947.12; California Civil Code section 1946.2; California Civil Code section 1950.5. Checked September 26, 2026. This is general information, not legal advice.

What the Published Fees Show

The company schedules are not a citywide average. Hayes lists 7% for one property and 6% for two or more; Coachella Valley Property Management has distinct long-term, seasonal and portfolio plans, with the $240 flat fee’s billing interval needing confirmation. Utopia gives a typical 8% to 10% range. Bright Path and Ziprent offer different flat-rate packages. All County Desert needs a current quote.

Coachella Valley and Ziprent publish plan-specific placement and renewal amounts. Bright Path separately lists $1,200 placement and $299 turnover coordination, with renewal still needing a quote. Repairs, reserves, protection options and contract conditions can change the actual cost; an inclusive-sounding plan name is not proof every expense is covered.

Rental homes in Palm Desert

A Few Practical Questions

Send every manager the same property summary. Include the type of home, expected rent, occupancy, lease end date, HOA rules, pool and landscape responsibilities, and known repairs. Ask for management, leasing, renewal, setup, inspection, maintenance, and cancellation terms. Then compare the answers against the same assignment.

Do not leave compliance as a vague promise. Ask who tracks the rent-increase calendar, who prepares a qualifying termination notice, and who stores the photographs, invoices, and itemized deposit records. The work can be delegated, but the owner still needs to know it was done.

Before You Sign

Does this company manage my property type in Palm Desert? What changes if the home is seasonal, furnished, or vacant? Who approves a repair, and at what amount? Does a placement charge apply to an occupied takeover? What changes at renewal? Those are the questions that make two proposals comparable.

Choose the manager whose written scope, cost, and local process you understand well enough to hold them to it.

Common Questions

Frequently Asked Questions

How much does property management cost in Palm Desert?+
Published plans differ. Hayes lists 7% or 6% for multiple properties; CVPM lists 6.9% Standard and 8.9% Premium, other strategy-specific rates, and $240 flat with interval to confirm. Utopia gives a typical 8% to 10% range. Bright Path lists $99 Standard, $199 Plus and $228 Shield monthly; Ziprent has Standard and bundled plans. These are not a citywide average or an all-in quote.
Does Bright Path's monthly fee include turnover and tenant placement?+
Its pricing page separately lists $1,200 tenant placement and $299 Rent Ready coordination per turnover. Vendor bills remain separate. Shield lists quarterly inspections; protection features and contract terms need written confirmation. Do not assume the headline monthly fee covers every service.
Which Palm Desert property managers publish their fees?+
Utopia, Coachella Valley Property Management, Hayes Realty Service, Bright Path and Ziprent publish fee figures with different conditions. All County Desert directs owners to a quote-request form and advertises no maintenance upcharge; its actual management, placement and renewal amounts still need a proposal. A no-markup statement does not mean repairs are free.
What tenant-placement fees are published in Palm Desert?+
Coachella Valley Property Management lists 50% of one month of rent on its Standard and Premium plans and $595 on its All-Inclusive plan. Bright Path lists $1,200, and Ziprent lists $1,500. Hayes says it does not charge a placement fee. Utopia and All County Desert do not publish a comparable Palm Desert placement figure.
How much can a Palm Desert landlord raise rent?+
For a unit covered by Civil Code section 1947.12, the annual limit is 5% plus the applicable cost-of-living change, or 10%, whichever is lower. The statute contains exemptions, so confirm the property status and current calculation before serving a notice.
How long does a California landlord have to return a deposit?+
Civil Code section 1950.5 generally requires the itemized statement and remaining security deposit within 21 calendar days after the tenant vacates. The statute also sets rules for documentation and photographs supporting deductions.
