Why the Full Fee Schedule Matters
Albuquerque's published rates look simple until the additional charges arrive. RPM Albuquerque offers two percentage plans with different leasing fees. Rent Builder starts at 8% of collected rent but separately lists placement, renewal, annual-inspection, and maintenance-coordination amounts. Tyson separates a leasing-only service from full-service and premium plans. PURE HomeRiver lists an 8% monthly fee and a $500 first-month leasing and placement fee on its current Albuquerque page.
That is why a one-number comparison fails. The better comparison is a written proposal that says what happens while the home is vacant, when a tenant is placed, at renewal, during an inspection, and when a repair needs approval.

Start with the property type and service scope. A manager with a published price that does not cover the work your property needs is not a cheaper option. It is a different option.

2. Real Property Management Albuquerque
Real Property Management Albuquerque publishes two full-service plans. Standard is 7.9% of monthly rent with a marketing and leasing fee of 100% of one month's rent. Premium is 9.9% with a 75% marketing and leasing fee. The pricing page says management fees are capped at $249 per month.
Both plans describe marketing, screening, tours, maintenance coordination, and emergency response. RPM also lists a $135 periodic maintenance inspection. Its price page does not publish a renewal charge, repair markup, or onboarding fee, so those questions still belong in the written agreement.

Leasing is 50% of one month's rent and charged at completion. The pricing page also displays a $150-minimum footnote, but the extracted page text does not identify which line it modifies. The schedule lists a $250 lease renewal and $150 annual inspection.
The service list includes marketing, screening, lease drafting, maintenance coordination, rent collection, reporting, move-in and move-out documentation, and a 24-hour maintenance emergency line. It also lists a 6% maintenance-coordination charge. The public page says $0 upfront, but does not state an occupied-transfer or other setup term, so request that distinction with the price card.

4. Tyson Property Management
Tyson Property Management publishes three services that should not be compared as though they carry the same scope. Leasing-only is 50% of one month's rent plus applicable gross-receipts tax. Its pricing card labels Full Service 11% and Premium 15% of monthly rent, while the owner FAQ calls the 11% full-service charge a share of collected rent. Confirm the applicable basis in the agreement. Premium adds advertising, eviction protection, tenant-placement protection, an annual assessment report, and an investment review package.
Its owner FAQ says full-service management has no placement, renewal, lease-up, accounting, or maintenance-service charge. That statement does not erase the separately priced leasing-only option. The page also lists a $4-per-month eviction program, $150 per 30 days for premium advertising, and a $150 annual assessment report outside Premium. A $400 repair escrow is owner money available for repairs, not a management fee.

Its current sitemap, home, service, and about pages do not provide a comparable management percentage, placement fee, renewal cost, or complete setup schedule. The home page displays a limited-time start-up promotion, but without eligibility, duration, or a full fee schedule it is not a comparable management quote. What the Published Fees Show
The published recurring percentage in this comparison runs from 7.9% to 15%, but that is not a citywide average and it is not a complete cost. RPM Albuquerque, Rent Builder, Tyson, PURE HomeRiver, and Utopia disclose a management rate. ABQ Property Management and Maddox Management do not publish a comparable current rate on the owner, service, FAQ, and pricing pages reviewed.
The line items are the point. RPM lists separate plan-level leasing and inspection charges. Rent Builder publishes placement, renewal, annual-inspection, and 6% maintenance-coordination charges. Tyson has leasing-only, full-service, and premium structures, with applicable gross-receipts tax noted on the plans; its pricing card and FAQ describe the 11% fee basis differently, so confirm it in writing. Its $400 repair escrow is owner funds rather than a fee. PURE HomeRiver lists 8% monthly management and a $500 first-month leasing and placement fee. Compare the total written proposal, not only the percentage.

Questions Worth Asking
Give every manager the same property description, current occupancy, rent, lease end date, recent repairs, and owner goals. Ask which plan applies and what changes if a tenant is already in place. Then request the monthly fee, placement fee, renewal fee, setup fee, inspection charge, maintenance approval limit, repair markup, tax treatment, and cancellation terms.
Ask the service question separately from the price question. Who shows the property? Who screens applicants? Who approves an emergency repair? Who sends a notice? Which staff member owns the next step? A clear answer is as valuable as a clean number.
Before You Sign
Does this manager serve my property type? Is the fee based on rent collected or scheduled rent? Which plan am I being quoted? Is placement charged for an occupied takeover? What is the renewal cost? What can be spent on a repair without approval? Are maintenance invoices marked up? How are gross-receipts taxes handled? Put each answer in the agreement.
There is no prize for the lowest percentage when the rest of the schedule is unknown. Choose the manager whose scope, cost, and communication you can understand well enough to hold to account.
