Investment Property Financing: Loans, Equity and Cash

Investment Property Financing: Loans, Equity and Cash

Choose investment-property financing around your repayment plan. Consider how long you will keep the home and how much cash you need to hold back. A short-term renovation loan may be a poor fit for a rental you intend to keep. A low monthly payment can also hide a large balance due later.

Before choosing a financing option, be clear on your financial goals. Do you want more monthly cash flow, faster debt repayment or room to buy another property? Include taxes, insurance, maintenance, management and vacancy in the budget—not just the mortgage.

Conventional investment-property loans

A bank or mortgage lender can offer long-term purchase financing. Compare the down payment, rate, loan term, closing costs, reserve requirements and repayment structure. Ask how the lender evaluates rental income and what documents support its calculation.

Do not plan around a universal 20% minimum down payment. Requirements depend on the loan program, lender, occupancy, property type and borrower. Fannie Mae’s occupancy guide distinguishes principal residences from investment properties and directs lenders to its eligibility matrix for maximum loan-to-value ratios. Its investment-property rules also include pricing adjustments.

Your lender’s written quote matters more than a general range in an article. Ask what could change before closing and what happens if the appraisal or expected rent is lower than anticipated. A property’s potential does not replace the lender’s underwriting requirements.

Private loans, friends and relatives

A private individual may lend toward a purchase. You might know the lender personally or meet one through a real estate investment group. Compare each proposed deal on its own terms rather than assuming private money is cheaper, easier or safer than a bank loan.

Put the arrangement in writing, even with family. Have appropriate advisers review the payment schedule, interest, collateral, maturity, late-payment terms and what happens if the project changes. Record who pays taxes, insurance and repairs, and how the lender receives information about the property.

A loan and an ownership partnership are different arrangements. If you contribute management work while someone else contributes capital, agree on ownership, cash distributions, decisions and exit terms. “Sweat equity” is not a substitute for a clear agreement.

Give yourself time to compare the full documents. Pressure to sign before you understand the costs or pledged assets is a reason to pause, regardless of how you met the lender.

Seller financing and balloon payments

Some sellers are willing to finance a purchase rather than receive the whole price at closing. Review the interest rate, payment schedule, title arrangement, security documents and any balloon payment with a real estate attorney. The seller’s reasons for offering financing do not establish whether the terms suit you.

A balloon payment is a large one-time payment at the end of a loan’s term. It can leave you needing cash, a sale or refinancing even after years of monthly payments. The Consumer Financial Protection Bureau’s balloon-payment guide warns that refinancing may be unavailable if the property’s value or your finances decline. Failure to pay can put the property at risk.

Do not assume a missed balloon payment automatically returns the property to the seller and wipes out every prior payment. Have your attorney check who holds title, what happens after default and which laws apply where the property is located. Ask them to review the payment agreement and documents securing the loan together.

Consumer mortgage protections do not automatically apply to a rental purchase. Regulation Z, Section 1026.3(a), exempts credit primarily for business or commercial purposes. Its official interpretation treats borrowing to acquire non-owner-occupied rental property as business-purpose credit. Have your attorney confirm which protections apply to your deal.

Before signing, identify the balance due at maturity and a realistic way to pay it. Ask what an extension would cost, whether one is available and what your backup would be if a new lender declines the refinance.

Hard-money and bridge loans: plan the exit before borrowing

Short-term, property-backed financing can fund a purchase and renovation before a sale or longer-term loan. Lenders may consider the property’s expected after-repair value as well as your experience and finances. This is a different repayment problem from a long-term rental mortgage.

For a current lender example, Kiavi’s fix-and-flip product page advertises 12-, 18- and 24-month terms with interest-only options. Those are that lender’s published options, not a promise of approval or a market-wide standard. Its renovation funding uses draws released as work progresses.

Write down the maturity date, total cost and backup exit before taking a hard-money or bridge loan. Include interest, origination charges, draw or inspection fees, closing costs, extension charges and any exit or prepayment terms in your comparison. Ask for the full payment schedule and final payoff amount.

  • Main exit: Will you sell the finished property or refinance it into a long-term rental loan?
  • Timing: Does the schedule allow for permits, contractor delays, inspections and a slower sale?
  • Backup: Can you repay or obtain confirmed alternative financing if the expected sale or refinance fails?
  • Reserves: Can you pay interest, taxes, insurance and added repair costs while the project runs late?

An interest-only payment does not pay down principal. Do not treat a hoped-for extension or refinance as money already available. Compare a delayed completion and a lower sale price before deciding whether the deal still works.

Home-equity loan, HELOC or cash-out refinance?

Equity in another home can help fund a purchase, but these borrowing methods work differently. The CFPB explains the home-equity loan and HELOC distinction, and how a cash-out refinance compares.

  • Home-equity loan: You receive a lump sum and repay it on the agreed schedule. These loans usually have a fixed rate, although adjustable-rate products exist. If you already have a mortgage, this generally adds a second payment.
  • HELOC: You draw from a credit line as needed, up to its available limit. Rates are usually adjustable, and payments can vary with the balance. Ask about the draw period, later repayment requirements and fees.
  • Cash-out refinance: You replace the existing mortgage with a larger one and take the difference in cash, subject to the transaction’s costs. Compare the rate and term on the entire new mortgage, not just the additional money.

A HELOC is not always cheaper than a home-equity loan, and cash-out refinancing is not always cheaper than either. Compare written offers, total costs and the payment under less favorable rate conditions.

The pledged home is at risk if you cannot repay. The CFPB’s home-equity loan guide warns about borrowing against your home to invest and the risk of foreclosure. If you pledge your primary residence, a rental project’s failure can affect the place you live. Include both households’ payments in the downside budget.

Paying cash: lower debt, less available cash

Paying the purchase price from savings avoids interest on a purchase loan and its repayment deadline. It may also remove a financing condition from your offer. It does not remove property risk or future spending.

Work out how much cash remains after closing, repairs and initial leasing. You still need to fund maintenance, insurance, taxes and vacancies. An investment that absorbs nearly all your savings leaves little room for a surprise bill.

Compare buying one property outright with using some cash for down payments and keeping the rest available or in other investments. Multiple loans add obligations; several properties in the same market do not guarantee diversification. The useful comparison is cash remaining and risk taken, not just how many doors you can buy.

Living in a multifamily property can change your options

Buying a duplex and genuinely living in one unit while renting the other can create a different financing situation from a property you never occupy. Owner-occupied financing requires real qualifying occupancy. Do not describe a full-time investment property as your principal residence to seek different loan terms.

For an eligible purchase or refinance involving repairs, HUD’s FHA 203(k) program combines acquisition or refinancing with rehabilitation financing. HUD includes two- to four-family properties among acceptable property types. Its program comparison fact sheet identifies one- to four-unit primary residences as eligible for FHA 203(k).

That does not make FHA 203(k) a general non-owner-occupied investment loan. Ask an FHA-approved lender to confirm borrower, occupancy, property and renovation eligibility, along with mortgage insurance and the work-completion requirements. A duplex and a larger apartment building should not be treated as the same loan category.

Compare the repayment plan, not just the rate

For each offer, write down the cash needed to close, cash left afterward, ongoing payment, rate changes, maturity and assets pledged. Add your expected property costs and test a period of vacancy or delayed repairs.

In short, the right financing fits both your investment plan and a less favorable outcome. Take at least as much time understanding the loan as you take choosing the property.

These sources were checked on October 7, 2026. The lender example shows one product; current written terms and underwriting control your loan.

This is general financing information, not legal, tax or investment advice. Ask qualified advisers to review your loan documents and circumstances. Contract remedies and borrower protections depend on the transaction and applicable jurisdiction.
