Antelope Valley is not one rental assignment. Palmdale, Lancaster, Quartz Hill, Rosamond, and the smaller communities between them can put a different commute, property condition, tenant pool, and maintenance plan in front of an owner. The right manager should explain how it will handle the specific home, not just offer a generic percentage.
Three companies in this comparison publish management rates. Utopia lists a typical 8% to 10% range. 123Rent charges 8% of collected rent for single-family homes and 6% for multi-unit property. Nomad’s digital platform costs 4% paid upfront for the lease term or 6% paid monthly, with a $75 monthly minimum either way. Those are different service models, not a citywide average. PMI Antelope Valley, Real Property Management Traditions, and Doug Anderson require property-specific proposals.

A manager should be able to explain who visits the property, how it handles a vacancy, and what the owner can approve before a repair starts.
California compliance needs the same attention. Covered homes can be subject to the statewide rent-cap and just-cause statutes. Deposit records have a short statutory calendar and new photograph requirements. Ask who owns the notices, inspection records, invoices, and itemized accounting before a tenancy ends.
The Antelope Valley Rental Assignment
Palmdale and Lancaster are the two main cities in this market, but rental decisions are made neighborhood by neighborhood. 123Rent.com manages long-term residential rentals from Palmdale. Its owner FAQ describes a rental analysis followed by a rent-ready plan, marketing, screening, and lease-up. Maintenance is coordinated locally with vendors; the company says it does not take sales listings. Its About page claims more than 500 properties under management, a company-reported portfolio rather than an audited count.
Management is 8% of collected rent for single-family homes and 6% for multi-unit properties. Leasing is 50% of the first month’s rent with management or 100% for placement alone, with a $795 minimum. The collected-rent basis matters during a vacancy. Agreements are month-to-month with 30-day cancellation notice. Separate renewal, onboarding, and inspection amounts are not itemized in the reviewed schedule; ask how those tasks are treated rather than assuming a zero charge.

The owner’s workload depends on the showing package: DIY leaves renter messages and tours with the owner, resident-led service uses self-guided lockbox tours, and agent-led service uses licensed showing agents. The owner still handles renewal conversations; the renewal guide does not state a separate renewal fee. Free self-led move-in/out inspections differ from paid third-party visits, including a listed $115 renewal inspection.

PMI Antelope Valley is an independently operated Lancaster franchise with separate residential, commercial and association services. The owner FAQ recommends an occupied-property evaluation at least every six months; that is a suggested schedule, not a promise that every visit is included in the management fee.
The local owner resources add two budget details worth putting in a proposal. Repairs above the reserve amount agreed in the management contract trigger owner notification before authorization, and additional repair funds may be requested in advance. Utility setup has a separate charge, with extra reserve funds needed for utility deposits and fees. The page does not give those amounts or a local management, leasing or renewal rate. A reserve is money for expenses, not itself an earned management fee.

Real Property Management Traditions serves Antelope Valley from Palmdale and also has a Santa Clarita office. Its local pricing page offers both full management and tenant placement alone. The latter covers advertising, screening and a lease; it should not be mistaken for ongoing rent collection, repairs or owner reporting.
The owner FAQ provides a concrete repair policy: the agreement permits repairs under $300 without advance owner approval, while larger repairs over $300 require approval, with emergency and habitability exceptions. It uses third-party vendors and can note an owner’s preferred contractor. Ask how the agreement treats a repair of exactly $300 and whether coordination adds a charge. The public pricing page directs owners to the office for amounts rather than displaying a rate table.

California Rules Antelope Valley Owners Need to Plan Around
Rent-cap formula
Covered units are subject to a 5% plus applicable CPI formula, capped at 10%, with limits on increase frequency.
Just cause
For covered tenancies, just cause generally applies after the statute's occupancy thresholds are met.
Deposit records
Most deposits are capped at one month of rent and the accounting deadline is 21 calendar days after move-out.

Start with the state rent-cap formula
For residential property covered by Civil Code section 1947.12, the annual ceiling is 5% plus the applicable change in the cost of living, or 10%, whichever is lower. A covered increase may be made in no more than two increments in a 12-month period. The statute contains exemptions, including some newer housing and qualifying separately titled homes with the required notice, so do not use the formula until the property's status is confirmed.
Termination notices need the right reason and record
Civil Code section 1946.2 generally requires just cause after a tenant has continuously and lawfully occupied a covered property for 12 months, subject to the statute's additional-tenant rule. It distinguishes at-fault and no-fault grounds and requires one month of relocation assistance or rent waiver for a qualifying no-fault termination. Exemptions and required lease notices matter here too.
Build the deposit file before move-out
Civil Code section 1950.5 generally caps a security deposit at one month's rent, with a limited two-month allowance for certain small landlords. It requires an itemized statement and the remaining deposit within 21 calendar days after the tenant vacates. The same section requires photographs at move-in for tenancies beginning on or after July 1, 2025, and before and after work charged against the deposit after move-out.

What the Published Fees Show
The public schedules do not support a citywide average. 123Rent publishes 6% of collected rent for multi-unit property and 8% for single-family homes; Utopia gives a typical 8% to 10% range. Nomad offers 4% with lease-term prepayment or 6% monthly, with a $75 monthly minimum. A prepaid digital platform and a local full-service proposal need a scope comparison as well as a price comparison.
123Rent separates placement with management from placement alone. Nomad separates owner-led, resident-led and agent-led tours and adds $99 onboarding. Its $115 renewal inspection is not a lease-renewal charge. The remaining managers require written proposals for the unpriced lines; request those before calculating a complete annual cost.
