Petaluma owners can begin with a useful divide: Redwood Residential, PURE HomeRiver, Ziprent, and Utopia publish an ongoing management price on an official page. Bundesen Property Management and Nagy Property Services describe their work but require a property-specific proposal for comparable price lines. That does not establish that either has no charge. It means an owner should keep the terms blank until the proposal provides them.

The published plans do not use one common model. PURE HomeRiver lists 7% of monthly rent, Redwood lists 8% full service and 10% premium management, Utopia lists a typical 8% to 10%, and Ziprent lists a $150 monthly flat price for one property. Leasing and renewal charges can change the first-year cost just as much as the headline price.

We manage property in Petaluma too, and rank Utopia first. The useful comparison is not a guessed city average. Give each manager the same address, expected rent, occupancy, lease end date, and repair history, then ask for every recurring and one-time charge in writing.

The Local Rules

Why Petaluma Owners Need the Whole Fee Schedule

A percentage, a flat monthly charge, and a placement commission are not interchangeable. Redwood publishes a $150 marketing fee and different placement charges by plan. PURE publishes 7% management and 35% of first-month rent for leasing and placement. Ziprent separates its $150 monthly plan, $1,500 placement fee, and $250 renewal fee. A quote needs all of those lines before an owner can compare annual cost.

California compliance also needs a documented workflow. For a covered home, Civil Code section 1947.12 limits increases in a 12-month period to 5% plus the applicable cost-of-living change, or 10%, whichever is lower. The statute has exceptions. A manager should identify coverage and the effective date before preparing an increase or termination notice.

Six Different Operating Models in Petaluma

Three companies on this list have a Petaluma office: Utopia, Bundesen, and PURE HomeRiver. Redwood serves Petaluma from Santa Rosa, Nagy serves the city from Novato, and Ziprent lists a San Francisco office serving Petaluma. A local address is one consideration, but it does not answer who will show the property, inspect it, coordinate a repair, or approve an expense.

There is also a meaningful service split. Bundesen and Nagy offer both ongoing management and tenant-placement-only work. Redwood and PURE publish full-service pricing for residential owners. Ziprent is a flat-fee, technology-led model. Ask each candidate which person owns the next operational decision for the property type you actually have.

Before You Choose

What to Look For in a Petaluma Property Manager

01

A complete written proposal

Compare management, placement, renewal, marketing, inspection, maintenance, and cancellation terms in one document.

02

A comparable fee base

Confirm whether a percentage applies to collected rent, gross rent, or a different base before comparing it to a flat plan.

03

Placement and renewal terms

A low monthly figure may pair with a substantial charge at lease-up or renewal.

04

Maintenance authority

Get the non-emergency approval threshold, vendor process, and project-management charge in writing.

05

California notice ownership

Ask who confirms coverage, prepares notices, and keeps the records needed for increases, terminations, and deposits.

A blank amount means the cited local page did not state a comparable number; it does not mean there is no charge. Redwood’s 2019 corporate licensing milestone comes from California DRE; PURE HomeRiver’s date refers to its 2026 national merger. Neither establishes the opening date of a Petaluma office. Source access and remaining agreement questions are recorded September 29, 2026.

Each Company source link opens that company’s official website, used to assess publicly available fees and services. “Not published” means no figure was found on the public source reviewed; it is not an estimate.

1. Utopia Management

Utopia has managed property since 1994 and operates a Petaluma office at 755 Baywood Drive. Its Petaluma page lists a typical management fee of about 8% to 10% of monthly rent and describes marketing, screening, leasing, rent collection, maintenance, accounting, inspections, and tenant communication.

The Petaluma page does not publish a comparable dollar or percentage amount for placement, renewal, or onboarding. Ask for those terms with the monthly rate in a property-specific written proposal before comparing it with another manager.

2. Redwood Residential

Santa Rosa office8% full service10% premiumPublished placement fees

Redwood Residential serves Petaluma from Santa Rosa and publishes a detailed pricing section on its Petaluma page. Full-service management is listed at 8% of monthly rent, while premium management is listed at 10%. The page also lists a $150 marketing fee and placement at 35% of one month’s rent for full service or 25% for premium management.

Those published terms make a first-year estimate possible, but the page labels both management plans as carrying additional fees. Ask for the current schedule, including maintenance-supervision, renewal, occupied-takeover, reserve, and cancellation terms, before treating either percentage as an all-in number. 3. PURE HomeRiver

PURE HomeRiver lists a Petaluma office on East Washington Street and its Petaluma page publishes full-service management at 7% of monthly rent. The page lists leasing and placement at 35% of first-month rent, and describes listing, screening, lease preparation, property inspection review, move-in and move-out inspections, accounting, maintenance coordination, and a 24/7 emergency hotline as included in the full-service scope.

The company reports 40,000+ properties and 1,000+ colleagues nationally. The 2026 date below is the company’s national merger announcement, not the Petaluma office opening. The local page does not state a comparable lease-renewal or onboarding amount. 4. Ziprent

Flat monthly price$1,500 placement$250 renewalServes Petaluma

Ziprent serves Petaluma from its San Francisco office and uses a flat-fee structure rather than a percentage of rent. Its Petaluma page lists $150 per month for property management, $1,500 for tenant placement, and $250 per lease renewal. It also lists $100 per month for each additional property.

A flat price can be easy to compare, but it should still be compared with the placement and renewal lines included. Ziprent also publishes a $250-per-month ZipGuarantee plan that includes unlimited placement and renewals. Ask which plan and terms fit the property before treating the base price as the annual total.

The company-wide counter now reports 4,546 units, checked September 28, 2026. The pricing page, FAQ, and linked Online Terms supply the additional details below. Confirm first-time-owner eligibility and current contract terms; the rates here exclude promotional discounts.

5. Bundesen Property Management

Since 1963Petaluma officeSix licensed managersRental-analysis proposal

Bundesen has operated in Petaluma since 1963 and works from Petaluma Boulevard South. Its owner page offers full-service management and tenant-placement-only service, with six licensed property managers. It says the full-management fee on collected rent and placement fee are quoted in the rental analysis and put in writing before an owner signs.

The owner FAQ also lists a pre-move-out inspection as part of turnover and says make-ready work is quoted before it starts; it does not price an inspection separately (checked October 2, 2026). The owner page does not itemize a monthly percentage or flat price, placement amount, renewal fee, or onboarding fee. That is a disclosure approach, not a zero-dollar claim. Ask for the same line-item proposal requested from every manager, including the approval limit, reserve, maintenance charge or markup, vacancy work, renewal, and exit terms.

6. Nagy Property Services

Nagy Property Services lists Petaluma in its service area and offers ongoing management or placement-only work. Beth Nagy’s residential service page covers screening, lease preparation, collections and property bills. Her maintenance page explains vendor access and coordination, while the bill-paying page describes handling mortgages, insurance and other owner expenses.

No management, placement, renewal, setup or inspection amount, or maintenance markup, was found across those pages, the home page, About page and contact page. Request a current fee proposal for the Petaluma property; paying bills does not mean covering those expenses. The current website gives a San Rafael street address while also describing Novato and San Rafael locations. Sources checked September 29, 2026.

Know the Rules

California Rules Petaluma Owners Need in Their Process

5% + CPI, or 10%

Civil Code section 1947.12 sets the statewide increase ceiling for covered rentals.

Just cause after 12 months

Civil Code section 1946.2 governs covered terminations and no-fault assistance.

21-day deposit accounting

Civil Code section 1950.5 sets the deadline and documentation rules.

This is general information, not legal advice. The legal points below come from current California statutory text. This guide does not make a claim about any separate municipal rule; confirm the current law that applies to the property before serving a notice, ending a tenancy, or making a deposit deduction.

Rent increases depend on coverage and timing

For a covered rental, Civil Code section 1947.12 limits increases over any 12-month period to 5% plus the applicable change in the cost of living, or 10%, whichever is lower. The statute lists exemptions, including certain newer homes and qualifying separately alienable homes when the required notice is provided. Confirm coverage, the applicable CPI, and the effective date before calculating an increase.

Just cause and no-fault terminations

Civil Code section 1946.2 requires just cause after a covered tenant has continuously and lawfully occupied the home for 12 months, subject to statutory exceptions. For a covered no-fault termination, the owner must provide relocation assistance or waive the final month of rent. The assistance or waiver equals one month of the tenant’s rent, and direct assistance is due within 15 calendar days of service of the notice.

Deposits now require records as well as timing

Civil Code section 1950.5 generally caps security at one month’s rent, with a limited small-landlord exception of up to two months. It requires an itemized statement and return of any remaining security within 21 calendar days after move-out. The statute requires photographs at move-in for tenancies beginning on or after July 1, 2025, and photographs before and after work when a deduction is taken. Keep the records with the lease file.

What the Published Fees Show

This market does not support a responsible citywide average. Four managers in this comparison publish an ongoing price. PURE HomeRiver lists 7% of monthly rent; Redwood Residential lists 8% full service and 10% premium management; Utopia lists a typical 8% to 10%; and Ziprent lists $150 per month per property. Bundesen quotes management on collected rent in its rental analysis, while Nagy requires a current proposal for a comparable rate.

The leasing terms are just as important. Redwood lists 35% of one month’s rent for full service and 25% for premium management, plus a $150 marketing fee. PURE HomeRiver lists 35% of first-month rent. Ziprent lists $1,500 placement and $250 per renewal. Bundesen’s owner page says the placement fee is quoted in the rental analysis, not what the amount is. Utopia and Nagy do not give a comparable placement and renewal amount on the cited local pages.

Use the figures to start the conversation, not end it. Give each manager the same address, rent, occupancy, lease end date, and repair history. Then request management, placement, renewal, marketing, inspection, maintenance, reserve, and cancellation terms in one written proposal.

Rental homes in Petaluma

A Few Practical Questions

Ask whether the percentage is charged on rent collected, gross rental income, or another base. A 7% rate and an 8% rate cannot be compared properly until the calculation base and every minimum are clear.

Ask where the maintenance decision is made. Get the non-emergency approval amount, the after-hours process, the vendor policy, and any project-management charge in writing. Those are the terms that matter after the property is already under management.

Before You Sign

Does this company manage my property type in Petaluma? What does it charge to place a tenant, renew a lease, take over an occupied home, inspect the property, market a vacancy, and coordinate a repair? What happens during a vacancy? Who confirms whether the rental is covered by state rent and just-cause rules?

The lowest displayed monthly price is not automatically the lowest annual cost. Select the manager whose written scope, terms, and local operating process you can understand well enough to hold them to.

Common Questions

Frequently Asked Questions

Does Nagy Property Services publish a fee schedule?+
Nagy offers ongoing management and placement-only service, but no management, placement, renewal, setup or inspection amount was found across its six reviewed public pages on September 29, 2026. Its maintenance and bill-paying pages explain services without a service charge or markup. Request current rates, extra-visit charges and maintenance approval terms; owner expenses remain separate from the management fee.
How much does property management cost in Petaluma?+
The public ongoing prices in this comparison are 7% to 10% of monthly rent and a $150 monthly flat plan. PURE HomeRiver lists 7%, Redwood Residential lists 8% or 10%, Utopia lists a typical 8% to 10%, and Ziprent lists $150 per month. Bundesen and Nagy do not publish a comparable ongoing price.
Which Petaluma managers publish their fees?+
Redwood Residential, PURE HomeRiver, Ziprent, and Utopia publish an ongoing management price on an official page. Bundesen Property Management says its management and placement terms are quoted in a rental analysis and put in writing before signing. Nagy Property Services describes ongoing management and placement-only service but requires a current proposal for comparable price lines.
What tenant placement fees are published in Petaluma?+
Redwood lists 35% of one month’s rent for full service and 25% for premium management. PURE lists 35% of first-month rent. Ziprent lists $1,500 placement. Utopia, Bundesen, and Nagy do not publish a comparable placement amount on the official pages reviewed.
What renewal fees are published in Petaluma?+
Ziprent lists $250 per lease renewal. Redwood and PURE HomeRiver do not state a renewal amount on their cited Petaluma pages. Bundesen says placement-only renewals are the owner’s responsibility but does not state a Full Management renewal amount. Ask Utopia and Nagy for a property-specific renewal line with any inspection or paperwork charge before signing.
What should I ask Bundesen for before I compare its quote?+
Ask Bundesen for the management-fee calculation on collected rent, placement fee, renewal terms, rental-analysis or setup charges, repair approval limit, reserve, maintenance charge or markup, vacancy work, and cancellation terms. Its owner page says management and placement terms are quoted in the rental analysis and written before signing, so those details belong in the proposal.
What California rent-increase rule should a Petaluma owner check?+
For a covered rental, Civil Code section 1947.12 limits increases in a 12-month period to 5% plus the applicable change in the cost of living, or 10%, whichever is lower. The statute includes coverage rules and exemptions, so verify the property, tenancy, applicable CPI, and effective date before serving a notice.
