Petaluma does not have one public property-management price. It has percentage plans, a flat-fee plan, and managers that quote only after a rental analysis. That is not a reason to invent an average. It is a reason to compare the same property, the same tenancy, and every recurring and one-time charge.
What Petaluma Managers Publish in 2026
The figures below come from our Petaluma property management company comparison. They are company-specific terms from official company pages, not a citywide average. When an official page did not provide a comparable figure, the table says Not published.

Ziprent plan check: the base pricing cards distinguish Standard’s $150 monthly first-property price, $100 additional standard-management price, $1,500 placement and $250 renewal from the $250 monthly ZipGuarantee bundle. The bundle includes unlimited placement and renewals. Confirm the first-time-owner footnote and plan eligibility; promotional discounts are not the standard prices quoted here.
The Ziprent FAQ lists $750 for vetting and lease generation when you find the tenant, and says there is no maintenance fee. The linked Online Terms nevertheless allow vendor referral compensation, which can affect vendor costs. They list a conditional $25 monthly insurance-certificate charge and generally require 30 days’ written notice to end management. These are published company terms dated April 5, 2025; confirm the current version. Sources checked September 28, 2026.
Local owner-page check: Redwood’s Petaluma pricing page lists its plan-specific 8%/10% management, placement, and marketing terms. PURE HomeRiver’s Petaluma page lists 7% management and 35% first-month-rent placement. Bundesen’s owner page says its management and placement terms are quoted in a rental analysis and put in writing before signing, without itemizing the amounts. Do not transfer either PURE pricing model from another market, or treat Bundesen’s proposal process as a zero-dollar price. The September 29 source record preserves the last successful access date and outstanding agreement questions.
Monthly Management Fees
PURE HomeRiver publishes 7% of monthly rent. Redwood Residential publishes 8% of monthly rent for Full Service Management and 10% for Premium Management. Utopia publishes a typical 8% to 10% of monthly rent. Ziprent publishes $150 per month per property, with $100 per month for each additional property.
Bundesen Property Management quotes a management fee on collected rent in its rental analysis. Nagy Property Services requires a current proposal for a comparable ongoing rate. Keep those fields blank until a written proposal says otherwise.
For Nagy, the September 29, 2026 review covered the residential management page, maintenance services, bill paying, home, About and contact pages. They confirm ongoing management and placement-only work but supply no comparable management, placement, renewal, setup or inspection amount, or maintenance markup. Ask for a Petaluma proposal with the fee base, extra-visit charges and repair approval terms. Bill administration and vendor coordination are services; the underlying property expenses remain separate.
Leasing, Renewal, and Setup Fees
Redwood publishes a placement charge of 35% of one month’s rent under full service, 25% under premium management, and 50% for placement-only, along with a $150 marketing fee. PURE publishes leasing and placement at 35% of first-month rent. Ziprent Standard lists $1,500 placement when the lease is signed and the deposit is initiated, plus $250 per renewal; ZipGuarantee includes placement and renewals.
Bundesen’s owner page says its placement fee is quoted in the rental analysis and that placement-only renewals are the owner’s responsibility; it does not give a Full Management renewal amount. Redwood and PURE HomeRiver do not state comparable renewal amounts on their cited Petaluma pages. Utopia’s at-a-glance page claims no charges for leasing and renewals, but does not state contractual terms sufficient to present a zero-dollar renewal fee. Ask whether a quoted leasing charge applies to an occupied takeover, each later vacancy, or another event. Ask the same question about renewals, onboarding, inspections, maintenance, reserves, and cancellation.
Bundesen’s owner FAQ describes a pre-move-out inspection as part of turnover and says make-ready work is quoted before it begins. It does not state a separate inspection price. FAQ checked October 2, 2026.
Maintenance and Proposal Terms
Redwood lists a move-in condition report and detailed home survey, and says its premium plan includes maintenance supervision while full-service terms flag additional unquantified fees. PURE HomeRiver includes property inspection review, move-in and move-out inspections, maintenance coordination, vendor coordination, and a 24/7 emergency hotline. Ziprent describes a walk-through, photos, key collection, and vendor bids for owner approval. Bundesen coordinates work within an owner-agreed written approval limit. Those service descriptions do not establish a comparable repair markup, reserve, or project fee. Get those terms in writing from each manager rather than assuming one company’s published scope matches another’s.
California Rules That Affect Management Costs
For a covered rental, Civil Code section 1947.12 limits increases in a 12-month period to 5% plus the applicable change in the cost of living, or 10%, whichever is lower. The statute has coverage rules and exemptions. Civil Code section 1946.2 governs just cause and no-fault termination obligations for covered rentals.
Civil Code section 1950.5 generally caps security at one month’s rent, provides a limited small-landlord exception, and requires deposit accounting within 21 calendar days after move-out. It also requires photographs in the circumstances described by the statute. Ask the manager who owns the notice and records process, and confirm the statute applies to the property before acting.

Compare Proposals on the Same Property
Give every manager the same facts: property type, proposed rent, occupancy, lease end date, recent repairs, and whether a tenant is already in place. Request management, placement, renewal, marketing, inspection, maintenance, and cancellation terms in writing. For a local management proposal, see our Petaluma property management services. A comparison works only when each proposal answers the same questions.
