Utopia has a Vallejo office. Blue Line serves Vallejo from Antioch. Doorstead, Ziprent, and Intempus each publish a Vallejo service page.
Five of these managers publish monthly prices or ranges: Utopia, Krystle, Blue Line, Ziprent, and Doorstead Manage. Doorstead’s full-service plan is 5% monthly during the lease term with a $100 minimum; its separate Place product handles leasing only. Intempus still needs a verified fee quote for this comparison. We do not fill missing figures with estimates.

Why Vallejo Management Needs Careful Comparisons
A monthly percentage alone does not make a management agreement comparable. A placement fee, renewal fee, maintenance coordination charge, inspection cost, and vacancy policy can change the first-year cost. The official pages in this comparison use percentage, flat-fee, and placement-only models, so a citywide average would hide more than it explains.
California compliance is a second reason to get the scope in writing. The statewide Tenant Protection Act has coverage rules and exemptions, and deposit documentation has specific timing and photo requirements. A manager can handle the work, but an owner should still know which notice, record, and cost the proposal assigns to whom.
Six Different Vallejo Service Models
The managers on this list do not sell the same service in the same way. Krystle describes a local full-service program. Blue Line publishes lease-only and full-service options. Ziprent publishes flat-fee management and an all-inclusive plan. Doorstead offers a published Vallejo tenant-placement product with the option to add ongoing management later. Utopia and Intempus describe full-service management.
Start with the assignment. Say whether the home is vacant or occupied, what type of property it is, when the lease ends, and what repairs are pending. Then ask each manager for the same management, placement, renewal, setup, inspection, maintenance, and cancellation terms. That produces a comparison that is useful for the property you actually own.

1. Utopia Management
Our Top PickUtopia has managed property since 1994 and operates a Vallejo office at 1209 Tennessee Street. Its Vallejo page lists a typical management fee of about 8% to 10% of monthly rent and describes marketing, screening, leasing, rent collection, maintenance, accounting, inspections, and tenant communication for homes, condos, and multifamily properties.
The public page does not give a comparable placement, renewal, or setup amount. Request those terms with the management proposal before comparing it with another company. That makes the fee discussion about the full agreement, not just the published percentage.

2. Krystle Properties
Krystle’s pricing page lists full management starting at 8% of monthly rent, with an annual visit/report and maintenance coordination in the service list. The separate 4% starting rate is commercial bookkeeping-only, not a lower-priced version of full residential management. The exact management rate and any other charges still need a proposal.
Its lease-renewal/paperwork service links to a payment page listing $500 Paperwork Prep and a separate $500 Resident Screening Service. Those are named standalone products, not proof that full-management renewal or tenant placement costs $500.
The pricing information icons describe capped, conditional guarantees: company-placed tenants, approved pets and continued management matter. Maintenance workmanship coverage is limited to its in-house company’s work. DRE matches the current website license to Galaxy Strategy, Inc., the Vallejo branch and Derrick Karimian; the newer corporate license is separate from Krystle’s older family-business history. Blue Line’s Vallejo page confirms local service. Its rendered comparison table separates Lease Only, Full Service and a generic Industry Averages column. Blue Line’s actual full-service price starts at 8% of rent successfully collected, with 50% of one month’s rent for leasing and $375 renewal. Lease Only instead charges 100% of one month’s rent at completion; its column also lists $199 photos and $100 premium marketing, while those services are included in Full Service.
Lease Only excludes move-in condition documentation, move-in coordination, utility transfer and ongoing maintenance coordination in that table. The full-service maintenance row says 10% for non-home-warranty homes or a $25 upcharge with home warranty; confirm the calculation base and billing event. Neither the generic industry column nor an inclusion marker makes every expense part of the monthly percentage.
The guarantees page and pricing tooltips use different replacement periods—nine versus 12 months—and the annual-inspection wording differs between free visits and custom packages. Get those conditions, cancellation notice and inspection billing settled in the agreement. DRE matches ABJ Enterprises Inc, Michael Barbanica and the Blue Line DBAs; its Antioch street number differs from the website, so confirm before visiting. Sources checked September 28, 2026.

The base ZipGuarantee plan is $250 monthly and includes unlimited placement and renewals. Confirm first-time-owner eligibility rather than assuming either plan is available to you. Short-term promotional discounts are excluded here.

Manage adds rent collection, security-deposit holding, maintenance coordination, tenant support, renewals, and move-in/out evaluations. It advertises no maintenance markup, platform fee, or termination fee. Confirm renewal billing and property-specific terms in the agreement; an included service is not automatically proof of a zero-dollar separate fee. 6. Intempus Realty
Intempus explicitly lists Vallejo service, including screening, rent collection, maintenance, reporting, lease administration, and inspections. California DRE identifies Intempus Parent Company, Inc. and its Intempus Realty DBA at the Saratoga address on the company site. Its November 2025 company release describes thousands of managed residential, commercial, and HOA properties nationally, not a Vallejo unit count.
The owner Q&A lists a $500 owner reserve, a $300 ordinary repair-approval threshold, $75/hour basic handyman work, and 10% oversight of larger remodeling projects performed by another contractor. It also says annual preventive inspections carry a fee without stating that amount. The FAQ does not provide an effective date, so treat these as published reference terms requiring current written confirmation—not a verified 2026 quote. A reserve is owner money, not a management fee.
The company’s history sources also differ: its dated release says 2004, while its About page says established in 2014. We retain that distinction rather than calling one date independently confirmed. Sources checked September 28, 2026.

California Rules Vallejo Owners Need to Plan Around
5% plus CPI, or 10%
Civil Code section 1947.12 sets the statewide formula for covered rent increases.

Civil Code section 1950.5 sets deposit limits, photo duties, and the 21-day accounting rule.

Start with the statewide rent-increase formula
For a dwelling covered by Civil Code section 1947.12, the limit is 5% plus the applicable change in the cost of living, or 10%, whichever is lower, in a 12-month period. The statute also lists exemptions. Do not use the formula as a substitute for confirming coverage or the effective date of an increase.
Just cause and no-fault terminations have their own requirements
Civil Code section 1946.2 generally requires just cause after a tenant has continuously and lawfully occupied a covered property for 12 months, subject to the statute's conditions and exceptions. For a covered no-fault termination, the statute requires either relocation assistance or a final-month rent waiver, with the notice and timing requirements stated in the law.
Deposits require records, photographs, and a deadline
Under Civil Code section 1950.5, most landlords may demand no more than one month's rent as security, while a qualifying small landlord may be able to demand up to two months' rent. The law also sets photograph requirements and generally requires the itemized accounting and any remaining deposit within 21 calendar days after the tenant vacates. Build the move-in and move-out record before there is a dispute.

What the Published Fees Show
The public company plans are not a Vallejo-wide average. Doorstead Manage lists 5% monthly during the lease term with a $100 minimum. Utopia publishes a typical 8% to 10% range, Krystle starts at 8%, Blue Line starts at 8% of collected rent, and Ziprent offers Standard and bundled plans. Intempus needs a current quote.
Blue Line Full Service lists 50% placement and $375 renewal; Lease Only lists 100% placement and separately priced marketing. Ziprent Standard lists $1,500 placement and $250 renewal, while ZipGuarantee includes both. Doorstead Place and Manage list 50% placement with a $1,000 minimum. Krystle’s $500 standalone paperwork service does not establish every management-plan renewal fee or a full placement price. Confirm exact scopes, extra charges and the written proposal before comparing totals.

A Few Practical Questions
Send every manager the same property facts: type, rent, occupancy, lease end date, repairs due, and whether the rental is already occupied. Ask for management, placement, renewal, setup, inspection, maintenance, vacancy, and cancellation terms. A quote that omits a line is not a complete comparison.
Ask who owns the compliance calendar. The manager may prepare the notice or the deposit accounting, but the owner should receive a record of what was sent, when it was sent, and the source used for the decision.
Before You Sign
Does the monthly fee apply only to collected rent or also during a vacancy? Does the placement fee apply to an occupied takeover? What does a renewal cost? Who can approve an emergency repair? Is maintenance charged at cost, marked up, or coordinated for a separate fee? Who keeps the deposit photographs and accounting records? These answers make two proposals comparable.
The lowest published number is not automatically the lowest annual cost. Choose the manager whose scope and price you can understand well enough to hold them to.
