MSB’s fee explainer discusses general local management percentages and typical leasing charges. It does not identify an MSB schedule, so those examples are not entered as its prices here. The service list advertises much of Alameda and Contra Costa counties but does not specifically name San Leandro. Confirm the assignment and request the full current quote. California Pacific Realty lists 50% of the first month’s rent for tenant placement with Full Management, 65% for lease-only service, and a lease-only renewal at 25%; it does not publish a comparable recurring management rate or Full Management renewal amount.

Utopia’s San Leandro page does not publish comparable placement, renewal, onboarding, or inspection amounts. Castle and MSB do not publish those figures on the official pages reviewed. Advent’s Natomas Chamber listing states 55% of one month’s rent for placement, but current renewal, onboarding and inspection charges still need confirmation. Maintenance and Occupied-Takeover Terms

Do not assume that an unpublished manager uses the same repair process as a company with a public plan. Ask every firm for the repair approval limit, emergency procedure, vendor markup, inspection cadence, and cost of taking over a property with a tenant already in place.
