Should you manage your San Diego rental yourself?
As a San Diego rental property owner, you have two options when it comes to managing the day-to-day operations of your property. You can choose to self-manage it, meaning you oversee maintenance, repairs, tenant contracts, rent collections, and all aspects of the tenant-landlord relationship. You can also choose to hand it to a company that will steward one of your most valuable assets on your behalf.
Your individual circumstances, and a rental market as competitive as San Diego's, may make self-management seem impossible, and we are here to help you understand the benefits and risks of using a property management company to oversee the daily operations of your property. Tenant screening alone can be a complex process. As a rental property owner, you want to ensure high quality tenants to help maintain the value of your property. Without sufficient local experience, it can be easy to choose a poor tenant and end up with payment and upkeep issues.
We have looked after San Diego rentals since 1994, and that is the local experience we bring to leasing, rent collection, and maintenance, and to keeping you on the right side of California's AB 1482 rent cap and its just-cause rules.

Rent increase rules
Under California's AB 1482, annual increases are capped at 5% plus the regional consumer price index (CPI) change, with a 10% maximum. San Diego's CPI rose 3.2% from March 2025 to March 2026, so the current cap works out to 8.2% (8.8% the year before, on a 3.8% rise). Just-cause protections apply after 12 months, and many individually owned single-family homes are exempt. [source][source][source][source]
Security deposit rules
California tightened the rules in 2025: under AB 2801 a deduction has to be backed by photographs. Move-out photos are required on every tenancy from April 1, 2025 — taken before any cleaning or repairs, and again once the work is done — and move-in photos on tenancies starting July 1, 2025 or later. Those photos go to the resident with the itemized statement, so we document condition at both ends of every tenancy we manage. More on how deposit refunds work. [source]

Our San Diego team manages residential rentals: single-family homes, condos and multifamily buildings across the city and its surrounding communities.
Some owners are renting out the house they used to live in. Others hold several buildings. Both work with the same local team, and a larger portfolio lowers the management rate.
These are the figures behind most pricing and demand conversations with San Diego owners. Each one links to its source.
1,419,531 residents lived in the City of San Diego on January 1, 2026, up 0.7% in a year. The county total was 3,344,322. [source]
53.5% of occupied homes are rented. Renters outnumber owner-occupiers in the city. [source]
$3,036 a month was the typical asking rent in August 2026, up 2.0% from a year earlier. [source]
$2,414 a month was the median rent San Diego renters actually paid in 2024. It runs below asking rent because it counts every renter, including those who signed years ago. [source]
$985,158 was the typical home value in August 2026, roughly flat on the year (down 0.4%). [source] Owners put 48% of owner-occupied homes at $1 million or more. [source]
About half of the city’s homes (49.8%) were built before 1980. 22.2% were built in 2000 or later. [source]
18.0% of working residents work from home, so a room that works as an office is worth featuring in a listing. [source]
$111,032 was the median household income in 2024. [source]
52 community planning areas, covered by 49 community plans, make up the city. Rents and demand vary a lot between them. [source]

Every applicant goes through the same checks: credit, income and employment verification, rental history, and a background and eviction search. The standard is the same for everyone who applies, as California and federal fair-housing law require.
That consistency protects you. A decision rests on what the application shows about paying rent and looking after a home, never on who the applicant is or where they come from. We do not aim a listing at, or away from, any group of renters. It goes out on the MLS, rental websites and yard signs, and the screening criteria decide.
Utopia's base management fee is 8–10% of monthly rent, with lower rates for larger portfolios. We charge no leasing fees, lease-renewal fees, or setup fees. We confirm your rate before you sign.
In San Diego, most rentals fall under California's statewide AB 1482, which caps annual rent increases at 5% plus the regional change in the cost of living, up to a 10% maximum. The San Diego figure is recalculated every year. AB 1482 also requires just cause for evictions after 12 months, though many individually owned single-family homes and newer buildings are exempt. Utopia Management keeps San Diego owners compliant and applies the current cap to every increase.
A competitively priced, move-in-ready San Diego home generally rents within a few weeks. For a property owner, nothing is more expensive than a property that sits empty, so a good management team will prepare the unit for showing with the right cosmetic touches, determine the optimal rent rate, and market it effectively. Utopia Management minimizes San Diego vacancy with professional marketing, wide syndication, responsive showings, and data-driven pricing.
Tenant screening can be a complex process, and as a rental property owner you want to ensure high-quality tenants to help maintain the value of your property. Without sufficient local experience, it can be easy to choose a poor tenant and end up with payment and upkeep issues; in fact, most property managers will not take a tenant with poor credit history, even if they like them as a person. San Diego screening covers credit checks, income and employment verification, rental history, and background and eviction screening, applied consistently under California and federal fair-housing law, and Utopia Management runs a thorough, standardized process that qualifies dependable, long-term tenants.
Single-family homes, townhomes, and condos all rent well in San Diego, with the strongest demand near job centers and the coast. Professionals and families gravitate to Carmel Valley, UTC, Sorrento Valley, North Park, and Pacific Beach, while inland areas such as Talmadge and City Heights offer more affordable options, and each area of San Diego differs from the next in special little ways. Utopia Management manages homes across the county, from La Jolla and Pacific Beach to Escondido and La Mesa, and advises owners on which locations and property types yield the steadiest returns.
To rent out a house in San Diego, you need a few things in place: a safe, habitable, market-ready home; a California-compliant lease that reflects AB 1482; landlord insurance; and a plan for screening, rent collection, and maintenance. The best first step is a rental market analysis to price it accurately. Utopia Management handles marketing, screening, leasing, and ongoing management, so San Diego owners can rent out their property hands-free, and you can start with a free rental analysis at (858) 598-1111.
