East Bay is a subsection of the collective whole of the San Francisco Bay Area, located east across the bay from San Francisco.
Its largest city is Oakland, includes Alameda and Contra Costa counties, and other cities Fremont, and Berkeley.  It’s a densely populated area, known as a more affordable and laid back place to live, with walkable neighborhoods and a diverse, progressive culture.
A survey conducted by UCLA’s Anderson School of Management and the Allen Matkes law firm recently polled financial backers and developers of multi-family and commercial development.
The survey, released in August 2019, reported that at least half of the respondents have slowed development on multi-family properties, stating they have no plans to begin development in East Bay over the next year. With projections of a slow increase in available multi-family properties, demand for available units will likely increase and therefore raise average rental rates.
Proximity to the technology industry in San Francisco and entertainment in Los Angeles helps make East Bay a constantly in-demand market.
A recent report from Forbes notes that with the median home in the area exceeding $1 million, a growing majority of people in the area have resorted to renting.
