2018 Rental Property Maintenance Checklist
By: Utopia Management
2018 is here and with a new year comes the responsibility of ensuring that your rental property is ready for another 12 months.
If you’re concerned about maintenance of your rental property, but don’t know how to get started, this article will provide you with a 2018 rental property maintenance checklist.
Check Your Furnace
Although we enjoy moderate temperatures for most of the year, it’s common for most renters to want to use their furnaces from January through April because these months are when we typically see the coolest temperatures in SoCal.
To ensure that the furnace in your rental property is ready for cool weather you should have it inspected by a professional since this will ensure that you don’t get calls or emails from your tenants in the middle of the night if the furnace is not working
Clean the Exterior of Your Rental Property
At least once a year you should have the exterior of your rental property cleaned with a power washer, since this will remove dirt and grime from the last 12 months and also give you the opportunity to examine the paint/siding to see if it needs to be updated or not.
Every San Diego property management company knows that regardless if you own a single-family home, condo, or townhome, you want to make sure that the exterior of your rental property is always clean because a dirty building will deter potential renters.
While you’re cleaning the exterior of your rental property you should also clean your patio/deck and stain or repaint if needed.
Property Clean Up
Last of all, but most important, another important maintenance tip that we have for you is to clean up the property surrounding your rental property. This includes trimming all trees and bushes, removing any trash or debris and looking signs of pests that may be infesting your rental.
