Seal Beach: Cozy and Luxurious Coastal Surf Town

A cozy coastal city sitting in the westernmost corner of Orange County, California, Seal Beach lies just east of Long Beach and south of Los Angeles. This luxurious beach side town is home to the famous Anaheim Landing, a historically successful port that is now designated a California Historical Landmark. With a population of just over 24,000, Seal Beach is a small community known for the Seal Beach amusement park and its surfing competitions. The town is home to surfing legends Jack Haley and Mike Haley, the winners of the first two national surfing championships.

The largest employer in Seal Beach is Boeing, employing over 1,000 Seal Beach residents. Boeing Space & Intelligence Systems and Boeing Homeland Security & Services are both headquartered in the city. As for arts and culture, there are a number of notable cultural events in Seal Beach every year, such as the annual Fish Fry in July, the Classic Car Show in April, and the Kite Festival in September. Every October, the city holds the annual Taste for Los Al festival, featuring one of the largest silent auctions in the country with over 100 tables. Seal Beach is also home to the second longest wooden pier in California, often used for sightseeing and fishing.

The Seal Beach National Wildlife Refuge is another notable location in the city, sitting within the Naval Weapons Station Seal Beach and covering over 900 acres. The refuge is a nesting area for three endangered species: the California least tern, the Ridgeway’s light-footed rail, and the Belding’s Savannah sparrow. A prime bird watching spot, the area has become an important destination for migrating and wintering shorebirds, seabirds, and waterfowl.

Real Estate in Seal Beach

Compared to national trends and many other popular West Coast cities, the real estate market in Seal Beach is relatively quiet. However, it’s still a hot seller’s market in this small town. The average home sale price in Seal Beach is about $360,000, a 20% increase from the previous year. Additionally, most homes in Seal Beach have one to two bedrooms, but the area is also known for its luxurious real estate opportunities along the coastline. The average home price for properties with 3 to 5 or more bedrooms is $1.5M. Most properties in the city sell within 28 days, and almost 50% of homes sell above asking price.

Being a cozy and quiet community, Seal Beach real estate benefits most from its location and proximity to many well-known West Coast destinations like Sunset Beach and Santa Ana. With Long Beach, its neighboring city, being famous for its ever-blooming luxury real estate market, Seal Beach collects some of the overflow from this overcrowded market. Offering a more intimate, small town feel, many people will prefer a coastal property in Seal Beach, making it a strong investment area by proximity alone. Additionally, the city is an even split between owner-occupied and renter-occupied housing. The median rent in Seal Beach is $2,347 with an average apartment size of 818 square feet. With more and more individuals and families opting for rentals rather than buying homes, rental investment opportunities in Seal Beach are looking promising. The most popular neighborhoods in the city include Belmont Shore, Alamitos Heights, Naples, Belmont Heights, and Leisure World.
