Carmel Valley is a well-known suburban area in northwestern San Diego that sits just east of Torrey Pines, north of Torrey Hills, and west of Del Mar Mesa. Carmel Valley is a planned community that was established in 1975, making it one of the newer neighborhoods in San Diego. It got its name from the nearby Mount Carmel, a hill named by the Catholic Sisters of Mercy who moved to the area in 1905. Although the neighborhood was given an institutional name (North City West) in 1974, residents voted to replace the official name with Carmel Valley in 1991. The population has grown immensely since its development, and now over 56,000 residents call Carmel Valley home. In addition to local greenery, the Carmel Valley area is surrounded by gorgeous Southern California coastline. Just to the west is the Torrey Pines State Natural Reserve, a 1500-acre stretch of land that was set aside during San Diego’s development. This protected area offers beautiful vistas and abundant wildlife to watch along the walking trails. Nearby is also Los Penasquitos Canyon Preserve with over 12 miles of hiking trails. Visitors can also check out the museum, community garden, and historic adobe ranch house.

Houses only stay on the market for about 10 days, and popular homes can go in as little as a week after being listed. Typically, seven figure homes take weeks to sell, but this isn’t the case in Carmel Valley. In such a highly sought-after neighborhood, you’ve got to act fast. Initial down payments tend to be high in this area, but most houses are less than 30 years old, so you may be able to save on typical repairs and maintenance that is needed in older homes.
