How to Deal with Residents Junk Cars

As an owner, one of the worst problems to deal with is a resident who may own a junk car.
Thankfully, you don’t have to worry about a resident’s junk car deterring other residents from renting from you, or lowering the value of your rental property when you follow these tips:
Tip #1 – Require All Vehicles to Be Registered
One excellent way to eliminate junk cars, that all property managers on a list of management companies in California will agree on, is to require all tenants to register their vehicles. This is an excellent tip to follow because some owners of junk cars may choose not to register them and those vehicles will be easy to identify.
Tip #2 – Require Your Tenants to Have Parking Permits
This tip is especially helpful if you own a multi-family rental property because your staff will be able to easily identify residents by their vehicles and have any junk vehicle that’s unregistered towed from the lot.
Tip #3 – Enforce Your Right to Tow Junk Cars
Sometimes it’s easy to spot a junk car especially if it’s on blocks, has flat tires or leaves piled under the car. In these cases, it’s best to enforce your right to tow the junk vehicle because it also presents a safety hazard to other tenants and their children in your neighborhood.
Tip #4 – Double Check the Situation Before Towing!
Even though the natural inclination is to tow a junk car, the reality is that you should do so on a case-by-case basis after double checking the renter’s situation because they could be an army reservist, or in a prolonged hospital stay, and are unable to move their vehicle for legitimate reasons.
