Fresno is the 5th most populated city in California, with a total population of over 550,000 residents. Sitting in the center of San Joaquin Valley, about 2 hours from the West Coast, Fresno is named after the abundance of ash trees lining the San Joaquin River. Additionally, it features a substantial downtown area in addition to nearby lakes, parks, rivers, and greenery.

Since the start of 2021, home values in Fresno have been on the up. As of July, home prices are 19% higher than the July average of last year. The median price of houses in Fresno is around $242,000. Woodward Park

As one of the most popular neighborhoods in the Fresno area, Woodward Park has much to offer. Located in the northern outskirts of the city, this area is about a ten-minute drive from the heart of downtown Fresno. This means nearby access to parks (hence the name Woodward Park) and quiet suburban streets with low population density and plenty of greenery. Activities are always nearby, with rafting on Kings River and golf at the Riverside close in the area, and the Fresno Convention Center offering events year-round. The bus system runs through the area every day, providing accessible public transportation. But you don’t have to leave Woodward Park to enjoy your night; there are plenty of walkable eateries like Black Angus and Papi’s Mex Grill.

The median home value in Woodward Park is $276,362 and the median income is $78,412. With a population of over 58,000, the area is quickly growing and is especially popular among families, as it boasts the lowest crime rate in Fresno at just over 2%.

Clovis

Clovis is one of the highest valued areas in Fresno, with a median home value of $324,600. Located just southeast of Woodward Park, Clovis is a popular suburban area with plenty of green space and parks in close range. This area is one of the best neighborhoods for families with kids of all ages because it is home to many of the best schools in the area. Clovis North High School is the second top rated high school in the city. Clovis also features 2 out of 5 of the highest rated middle schools in Fresno, Granite Ridge Intermediate and Kastner Intermediate, as well as 4 out of 5 of the highest rated elementary schools: Riverview Elementary, James S. Fugman Elementary, Liberty Elementary, and Lincoln Elementary.

Hoover

Sitting just west of Clovis and north of downtown, the Hoover area attracts a lot of young professionals because it is home to California State University. This neighborhood is centrally located within the city, putting it within walking distance of the Fashion Fair mall, as well as a plethora of shops, plazas, and restaurants. Grab a refreshment at Little Leaf Tea or The Wave pub and brewery. Hoover has a population of 55,566, and a median home value of $149,084.

Bullard

The Bullard area sits in the northeastern corner of the city, just south of Sierra Sky Park and the San Joaquin River. This is one of the more populated areas in the city with a population of over 100,730. Although Bullard is further from the Fresno downtown area, the freeway is just a few minutes away for easy commuting, and the Bullard area has much to offer. It is home to the unique Forestiere underground gardens, the Riverside golf course, Island waterpark, and the Kearney mansion museum. As a bustling and vibrant suburb, the median home value in Bullard is $243,068, and the median household income is $63,516.

McLane

Last but not least, we have McLane, with a population of 56,700 and a median home value of $125,893. Near the Yosemite airport, McLane sits just south of Clovis and is the closest to downtown of all the neighborhoods on this list. It goes without saying that McLane has more than enough to offer in terms of night life and activities. Neighboring the Tower District, there is plenty to see within walking distance from McLane’s suburban streets. Check out the Churrasco Grill for Mediterranean food, or the Spokeasy Public House for old school video games. This area is also home to the highest rated elementary school in Fresno, Manchester Gate Elementary.
