Serving All of Dixon

This area was one of those that was first settled in the Gold Rush era. So, it does have a rich history. It is this rich history that attracts many people to decide to call this area their home. However, many people are finding that it is even more profitable for them to buy a home, then rent this out to those who are moving into the area. Why? More and more people are renting their homes, as they are simply not ready to make the adjustment to owning a home. Is this an idea that appeals to you? If yes, then let us help you.

Our Services

We are a full-service property management firm. What does this mean? This means that we handle everything for you that landlords must deal with when it comes to the home that they are renting to others. And when we say everything, we mean everything! For those who are new to the rental world, getting your home advertised to the right market is essential for finding the right tenant. We handle the marketing and advertising for you, so that you can rest easy knowing that your home is being seen by those who are truly interested. Once potential tenants start to apply, we then go through these applicants to find the best one, performing background screenings to ensure you get the best possible tenant.

Long Term Services

We also help to manage your property long term through making repairs when needed and everyday maintenance. We also help with the accounting aspects of your rental property by collecting rent and ensuring that you have everything you need to do your taxes at the end of the year.

If you are interested in turning your home into a rental, do not try to navigate this process on your own. We are here to help and want to make this a great experience!

With 25 years experience, you can rest assured your property is in good hands. Our years in the industry mean we’ve seen it all, and developed smart systems to screen tenants, manage expenses, communicate with tenants, and maintain properties efficiently. We understand local law and legal aspects of rental management so we shield our owners from unnecessary liabilities.

For residential properties, we offer a competitive management fee, which is one of the lowest in the industry.  Unlike some competitors, we do not add on hidden charges or leasing or set-up fees.

Placing the right tenant is the single most important step in rental management. Our applicant screening includes income, rental history, employment, and eviction search to evaluate for potential delinquency issues. We verify identification, social security cards and pay stubs, along with contacting prior landlords for recommendations, keeping the delinquency rate to a minimum. Our thorough screening process for potential tenants has consistently kept our eviction rate at less than one percent.

Utopia also provides our owners with the optional “Utopia® Eviction Protection Program” for further peace of mind.  As a management company, we have many procedures in place to assist in the elimination of potential liabilities.

  • Exceptional property protection options for owners.
  • Preparation, delivery, and execution of legal documentation for evictions.
  • Optional “Utopia Eviction Protection Program” for additional peace of mind.
