Serving All of Laurel

For those who are looking to move into the Laurel area, they are going to find that they are not alone in this desire. This area is desired by many. They love the look of it, and they love the friendly vibe that it has. However, many people who are looking to move into this area are wanting to rent rather than buy. There is good reason for this, as many people are not sure where they want to call their forever home. Secondly, many people often like the freedom that comes with renting, since someone else has to worry about the shape in which the home is in and make repairs where needed. For those who own property in this area, they are going to find that now is the time to put this onto the rental market.

Why Rent Your Property?

Maybe you have never considered turning your property into rental property. You are going to find that in doing so you are going to get several benefits. The first being is that you are going to be able to move to the area you want, rather than waiting for this home to sell. Remember, there are those who have their home sit on the market for months on end waiting for it to sell. Secondly, you are going to find that this is an investment that is going to pay off in the long run. And better yet, when you work with us, you are not going to have to take an active role as the landlord, since we will do the hard work for you.

Advertising the home once we have it prepared to enter into the rental market.
We take pictures that are going to show the property in its best light to ensure that our marketing plan will catch attention.
We use several methods to advertise this home for rent so that we can reach a huge audience of renters.
Once people start to call about the property, we show this for you. You do not even have to be there.
As applications are received, we use tenant screening services to ensure that the person chosen is going to be the best option for your property. These screening services include background checks, past rental histories and the like. We want someone who can be trusted with your home.

After the tenant has been chosen, we handle the daily issues that may arise, ensuring that you know it is all handled.

Thorough Tenant Screening

Placing the right tenant is the single most important step in rental management. Our applicant screening includes income, rental history, employment, and eviction search to evaluate for potential delinquency issues. We verify identification, social security cards and pay stubs, along with contacting prior landlords for recommendations, keeping the delinquency rate to a minimum. Our thorough screening process for potential tenants has consistently kept our eviction rate at less than one percent.

Utopia also provides our owners with the optional “Utopia® Eviction Protection Program” for further peace of mind.  As a management company, we have many procedures in place to assist in the elimination of potential liabilities.

  • Exceptional property protection options for owners.
  • Preparation, delivery, and execution of legal documentation for evictions.
  • Optional “Utopia Eviction Protection Program” for additional peace of mind.
